<br />STATE HIGHWAY 123, SAID 9.59 ACRE TRACT BEING MORE
<br />PARTICULARLY DESCRlBED BY METES AND BOUNDS AS
<br />FOLLOWS:

<br />BEGINNING on a point in the east right-of-way of State Highway 123, said point
<br />being the northwest corner of a called 272.24 acre tract conveyed to Jim Smith, in Volume 1298,
<br />Page 243, Official Public Records of Hays County, Texas, and the south corner of a called 30.9
<br />acre tract conveyed to D.B. Denney, Jr. in Volume 191, Page 363, Deed Records of Hays
<br />County, Texas, and being also the POINT OF BEGINNING;

<br />THENCE leaving the said 30.9 acre tract, with the east line of said State
<br />Highway 123 and the west line of the said 272.24 acre tract and the east line of the herein
<br />described tract, S 05005'15"W for a distance of3273.77 feet to a point for the west corner of the
<br />said 272.24 acre tract, the north corner of a called 65.90 acre tract conveyed to Jonnie Kraak in
<br />Volume 1757, Page 706, Official Public Records of Hays County, Texas, and being the southeast
<br />corner of the herein described tract;

<br />THENCE leaving the said 272.24 acre tract and crossing the said 130 foot right-
<br />of-way of State Highway 123, N 85030'02"W, a distance of 130.01 feet to a point in the west
<br />right-of-way of said State Highway 123, said point being the southeast corner of a called 85.44
<br />acre tract conveyed to Jim Smith, in Volume 1298, Page 243, Official Public Records of Hays
<br />County, Texas, and the northeast corner of a called 212.637 acre tract conveyed to William C.
<br />Mann in Volume 893, Page 378, Official Public Records of Hays County, Texas;

<br />THENCE leaving the said 212.637 acre tract, with the west line of said State
<br />Highway 123 and the east line of the said 85.44 acre tract and the west line of the herein
<br />described tract, N 05005'15"E for a distance of3153.35 feet to a point for the northeast corner
<br />of the said 85.44 acre tract, the southeast corner of a called 147.54 acre tract conveyed to Curtis
<br />Briggs in Volume 398, Page 394, Deed Records of Hays County, Texas, said point being the
<br />northwest corner ofthe herein described tract;

<br />THENCE leaving the said 85.44 acre tract and crossing the said right-of-
<br />way line of State Highway 123, N 51043'43" E for a distance of 178.80 feet to POINT
<br />OF BEGINNING, and containing 9.59 acres ofland.
