<br />COUNTY, TEXAS, BEING THE 130 FOOT WIDE RIGHT OF
<br />WAY OF STATE HIGHWAY 123, SAID 8.02 ACRE TRACT
<br />BEING MORE PARTICULARLY DESCRIBED BY METES AND
<br />BOUNDS AS FOLLOWS:

<br />BEGINNING on a point in the east right-of-way of State Highway 123, said point
<br />being the northwest comer of a called 272.24 acre tract conveyed to Jim Smith, in Volume 1298,
<br />Page 243, Official Public Records of Hays County, Texas, and the south comer of a called 30.9
<br />acre tract conveyed to A.H. Mohnke in Volume 191, Page 363, Deed Records of Hays County,
<br />Texas, and being also the POINT OF BEGINNING;

<br />THENCE leaving the said 272.24 acre tract and crossing the said 130 foot right-
<br />of-way of State Highway 123, S 51043'43" W for a distance of178.80 feet to a point in the west
<br />right-of-way of said State Highway 123, said point being the northeast comer of a called 85.44
<br />acre tract conveyed to Jim Smith, in Volume 1298, Page 243, Official Public Records of Hays
<br />County, Texas, the southeast comer of a called 147.54 acre tract conveyed to Curtis Briggs in
<br />Volume 398, Page 394, Deed Records of Hays County, Texas, said point being the southwest
<br />comer of the herein described tract;

<br />THENCE leaving the said 85.44 acre tract, with the west line of said State
<br />Highway 123 and the east line of the said 147.54 acre tract and the west line of the herein
<br />described tract, N 05001 '25"E for a distance of 2438.65 feet to a point for the southeast comer
<br />of a called 73.753 acre tract conveyed to Bimms Investments in Volume 406, Page 758 Deed
<br />Records of Hays County, Texas, said point being the most southeast comer of Annexation to
<br />the City of San Marcos, Texas number AN 99-05, said point being the northwest comer of the
<br />herein described tract;

<br />THENCE leaving the said 73.753 acre tract and crossing the said right-of-way line
<br />of State Highway 123, N 63019'54" E for a distance of 152.78 feet to a point in the east right-of-
<br />way of said State Highway 123, said point being the southwest comer of a called 133.371 acre
<br />tract conveyed to Wilford Henk, in Volume 1463, Page 814, Official Public Records of Hays
<br />County, Texas, said point being in the northwest right-of-way of Old Bastrop Road, and being the
<br />northeast comer of the herein described tract;

<br />THENCE leaving the said 133.371 acre tract, with the east line of said State
<br />Highway 123, and crossing the Old Bastrop Road and passing at 58.76 feet the northwest comer
<br />of a called 225.25 acre tract conveyed to Glenn Pape in Volume 881, Page 692 Official Public
<br />Records of Hays County, Texas, and continuing with the west line of said 225.25 acre tract and
<br />the east line of the herein described tract, passing at 347.22 feet the southwest comer of the said
<br />225.25 acre tract and the northwest comer of the said 30.9 acre tract, S 05001 '25"W for a total
<br />distance of2316.04 feet to the POINT OF BEGINNING, and containing 8.02 acres ofland.
