GEISTER SURVEY, NO.6, ABSTRACT NO. 202, HAYS COUNTY, TEXAS, BEING a 30 FOOT WIDE PUBLIC UTILITY EASEMENT, BEING OUT OF A CALLED 30.9 ACRE TRACT CONVEYED TO D.B. DENNY, JR. IN VOLUME 19I, PAGE 363, DEED RECORDS OF HAYS COUNTY, TEXAS, SAID 1.57 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING on a point in the east right-of-way of State Highway In, said point being the northwest corner of a called 272.24 acre tract conveyed to Jim Smith, in Volume 1298, Page 243, Official Public Records of Hays County, Texas, and the south corner of said 30.9 acre tract, and being also the POINT OF BEGINNING; THENCE leaving the said 272.24 acre tract with the east line of State Highway 123, the west line of the said 30.9 acre tract and the west line of the herein described tract N 05001'13"E for a distance of2316.04 feet to a point for the northwest corner of the said 30.9 acre tract, the southwest corner of a called 225.25 acre tract conveyed to Glenn Pape in Volume 88I, Page 692 Official Public Records of Hays County, Texas, and being the northwest corner of the herein described tract; THENCE leaving the east line of the said right-of-way of State Highway In, with the southwest line of said 225.25 acre tract, and the north line of the said 30.9 acre tract and the herein described tract S 41029'12" E for a distance of 41.35 feet to a point for the northeast corner of the herein described tract; THENCE leaving the said 225.25 acre tract with the east line of the herein described tract with and 30 foot parallel to the east line of State Highway 123, and crossing the said 30.9 acre tract S 05001 '13"E for a distance of 2256.74 feet to a point for the southeast corner of the herein described tract, said point being in the southwest line of the said 30.9 acre tract and the northwest line of the said 272.24 acre tract; THENCE with the southwest line of the said 30.9 acre tract, the northwest line of the said 272.24 acre tract, and the south line of the herein described tract, S 49013'22" W for a distance of 43.03 feet to the POINT OF BEGINNING, and containing 1.57 acres ofland.
