A-60, HAYS COUNTY, TEXAS, BEING A 30 FOOT WIDE PUBLIC UTILITY EASEMENT, BEING OUT OF A CALLED 225.25 ACRE TRACT CONVEYED TO GLENN PAPE IN VOLUME 881, PAGE 692, OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, TEXAS, SAID 0.21 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING on a point in the east right-of-way of State Highway 123, said point being the north corner ofa called 30.9 acre tract conveyed to A.H. Mohnke in Volume 191, Page 363 Deed Records of Hays County, Texas, the southwest corner of the said 225.25 acre tract, and being also the POINT OF BEGINNING; THENCE leaving the said 30.9 acre tract with the east line of State Highway 123, the west line of the said 225.25 acre tract and the west line of the herein described tract N 05001' 13"E for a distance of 288.46 feet to a point for the northwest corner of the said 225.25 tract said point being in the southeast right-of-way of Old Bastrop Road, and being the northwest corner of the herein described tract; THENCE leaving the right-of-way line of State Highway 123, with the southeast line of the Old Bastrop Road and the northwest line of the said 225.25 acre tract and the north line of the herein described tract N 63019'24" E for a distance of 32.26 feet to a point for the northeast corner of the herein described tract; THENCE leaving the Old Bastrop Road and crossing the said 225.25 acre tract with the east line of the herein described tract with and 30 foot parallel to the east line of State Highway 123, S 05001'13"E for a distance of 355.44 feet to a point for the southeast corner of the herein described tract, said point being in the southwest line of the said 225.25 acre tract and the northeast line of the said 30.9 acre tract; THENCE with the southwest line of the said 225.25 acre tract, the northeast line of the said 30.9 acre tract, and the south line of the herein described tract, N 41029'13" W for a distance of 41.35 feet to the POINT OF BEGINNING, and containing 0.21 acres ofland. This description is based on information shown in documents recorded in Hays County, Texas. This description is not the result of an on-the-ground survey.
