M. JOHNSON ET UX TO T. C. JOHNSON, JR. DATED MAY I, 1964 AND RECORDED IN VOLUME 200, PAGE 422 OF THE HAYS COUNTY DEED RECORDS, AND BEING HORE PARTICULARLY DESCRIBED BY, METES AND BOUNDS AS FOLLOWS: BEGINNING at a 1" iron pipe found for the west corner of the herein described tract, being in the south line of the Johnson 376.26 acre First Tract and being the northwest corner of that 65.90 acre tract described in a deed from John Kraak et ux to Jonnie Lynn Kraak Hc Clellan dated February I, 1990 and recorded in Volume 815, Page 524 of the Hays County Official Public Records and being in the east line of State Highway No. 123; THENCE leaving the PLACE OF BEGINNING and crossing the Johnson First Tract with the east line of State Highway No. 123, as shown on that plat numbered 24099-96-03-d dated December 30 , 1996 as prepared for the T.C. Johnson Estate by Byrn & Associates, Inc. of San Marcos, Texas, NOS" 48' 36" E 3273.77 feet to a 6" cedar fence corner post for the northwest corner of the herein described tract, being in the northwest line of the Johnson First Tract and being the southwest corner of that 30.9 acre tract described in a deed from D.B. Denney, Jr. et ux to A.H. Mohnke et ux dated June 1, 1962 and recorded in Volume 191, Page 363 of the Hays County Deed Records; THENCE leaving State Highway No. 123 with the common northwest line of the Johnson First Tract and Second Tract and southeast line of the Mohnke 30.9 acre tract, N 49" 56' 43" E 1673.84 feet to a 10" cedar fence corner post for the north corner of the Johnson Second Tract and east corner of the Mohnke 30.9 acre tract and being in the southwest line of that 100.00 acre tract described in a deed from Miller Lake Joint Venture to Aubrey H.
