S 390 51' 17" E 486.98 feet to an B" cedar fence post for an angle point, and 2. S 40' 33' 43" E. 1644.96 feet to a 1" iron pipe found at a fence post for the east corner of the Johnson second Tract and the south corner of the Moeller Family 225 acre tract, and being in the northwest line, as fenced and used upon the ground, of tbe approximate 30 foot wide road described in various deeds as a public road along tbe Hays and Guadalupe County line; THENCE leaving the Moeller Family 225 acre tract and the Johnson 2.73 acre Second Tract And entering the 30 foot roadway, S 40. 33' 43" E 13.56 feet to a 1/2" iron rod set for the east corner of this tract; THENCE with the approximate centerline of the old roadway and the southeast line of this tract, the following three courses: 1. S 49" 40' 19" W ~_47 feet to a calculated point for an angle point, 2. S 49' 54' 53" W 991.31 feet to a calculated point for an angle point, and 3. S 50' 02' 00" W 1746.81 feet to a 1/2" iron rod set for the south corner of this tract; THENCE N 40' 34' 57" W 14.50 feet to a 6" cedar fence post for the south corner of the ~ohnson First Tract and being the east corner of the aforareferenced Mc Clellan 65.90 acre tract; THENCE with the common northeast and north line of the Mc Clellan 65.90 acre tract and southwest and south line of the Johnson First Tract, the following two courses: 1. N 40' 34' 57" W 590.49 feat to a 1/2M iron rod set for an angle point, and 2. N 89' 58' 04" W 1694.89 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 272.24 acres, more or less, of land area as prepared from public records and a survey made on the ground on December 30, 1996 by Byrn & Associates, Inc. of San Marcos, Texas.
