DATED NOVEMBER 15, 1996 AND RECORDED IN VOLUME 200, PAGE 422 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a 1" iron rod found in the west line of State Highway No. 123 and in the south line of the Johnson 376.26 acre tract for the southeast corner of this tract and northeast corner of that tract doecribed as "Tract one: 212.637 acres" in a deed from the Federal Deposit Insurance Corporation to William C. Mann et ux dated September 30, 1991 and recorded in Volume 893, Page 378 of the Hays County Official Public Records; THENCE leavj,flg State Highway No. 123 ,and the PLACE OF BEGINNING as shown on that plat numbered 24099-96-02-d dated Novernner 15, 1996 as prepared for the Johnson Estate by Byrn & Associates, Inc. of San Marcos, Texas, with the common south line of the Johnson 376.26 acre tract and north line of the Mann 212.637 acre tract, as fenced and used upon the ground, S 89. 38' 28" W 786.92 feet to a 3/4" iron pipe found at fence corner for the southwest corner of this tract, for an angle point in 'the north line of the Mann 212.637 acre tract, and for the northerly southeast corner of that tract described as 10.00 acres in a deed from Robert L. Boyd to Clifford L. Caskey et ux dated June 9, 1977 and recorded in Volume 298, Page 539 of the Hays County Peed Records; THENCE leaving the Mann 212.637 acre tract with the common southwest line of the Johnson 376.26 acre tract and northeast line of the Caskey 10.00 acre tract and other tracts that will be referenced hereafter, as fenced and used, N 42" 32' 39" W 1604.74 feet to a 3/4" iron pipe found at fence corner for the west corner of this tract arid the Johnson 376.26 acre tract, for an angle point in El Camino way Drive, a 50 foot wide strip described in a deed from Gary R. Rausch et al to Hays County, Texas dated May 30, 1984 and recorded in Volume 481, page 791 of the Hays County Real property Records, pass at a record distance of 576.17 feet the easterly southeast terminus of El Camino Way Drive, pass at 701.38 feet the common original north corner of the caskey 10.00 acre tract and Qast corner of that tract,dQscribed as 1.16 acres in a deed from Kathleen Irene Lindsey to Steven C. Matthiesen et ux dated March 18, 1983 and recorded in Volume 390, Page 318 of the Hays County DGed Records, ll-"ld pas"l at 1107.98 feet a 1/'" iron rod found for the common otiginal north corner of the Matthiesen 1.16 acre tract and southeast corner of that tract described as 16.00 acres in a deed from William H. Wakeman et ux to Gary R.
