<br />proposed modifications substantially impact compliance with the approved PDD, whether <br />individually or cumulatively, the director will deny the request for approval of the modifications <br />and provide the applicant with the opportunity to revise the site plan to bring it into compliance <br />with the PDD. If an applicant wishes to make any modifications to an approved land use plan or <br />development standards other than minor modifications approved by the planning director, the <br />director will submit the modifications, including the site plan, to the commission and council for <br />review and approval as a revised PDD. <br /> <br />Sec. 94.234. Coordination with subdivision platting. <br /> <br />(a) Where land included in a PDD is also being subdivided, the PDD zoning approval must be <br />obtained either prior to or concurrently with the approval of a final subdivision plat for the <br />property. <br /> <br />(b) Where the approved land use plan and development standards of the PDD expressly modifY the <br />requirements of chapter 110 of this Code, the approved PDD land use plan and development <br />standards will apply. Otherwise, the requirements of chapter 110 of this Code, including, without <br />limitation, the parkland dedication requirements, will apply. <br /> <br />(c) A variance from the standards in chapter 110 of this Code will not be required where the <br />development standards approved for a PDD by the council expressly modify the standards in <br />chapter 110. <br /> <br />SECTION 2. Chapter 110, Subdivisions, of the City Code is amended by adding a new Section <br />110.010 to read as follows: <br /> <br />Sec. 110.010. Coordination with planned development district process. <br /> <br />(a) Where land being subdivided is included in a PDD, the PDD zoning approval must be obtained <br />either prior to or concurrently with the approval of the final subdivision plat for the property. <br /> <br />(b) Where the approved land use plan and development standards of the PDD expressly modifY the <br />requirements of this chapter, the approved PDD land use plan and development standards will <br />apply. Otherwise, the requirements of chapter 110 of this Code, including, without limitation, the <br />parkland dedication requirements, will apply. <br /> <br />(c) A variance from the standards in this chapter will not be required where the development <br />standards approved for a PDD by the city council in accordance with chapter 94, article 5 of this <br />Code expressly modify the standards in this chapter. <br /> <br />SECTION 3. Article 5, Districts, of Chapter 114, Zoning, of the City Code is amended by adding <br />a new Division 30 to read as follows: <br /> <br />DIVISION 30.
