make any changes to the Facilities; 2) install any exterior lighting, shades or awnings, or any exterior <br />decorations or paintings on the Facilities; or 3) erect, install or change any signs, window or door <br />lettering, placards, decorations, or advertising media of any type which can be viewed from the <br />exterior of the Facilities. <br />Article 6. Utilities/Taxes <br />6.01. The Tenant shall promptly obtain and pay for all charges for electricity, water, telephone <br />service, and other utilities furnished to the Leased Premises. <br />6.02. The Landlord shall not be liable for any interruption or impairment whatsoever in utility <br />services to the Leased Premises. <br />6.03. The Tenant shall pay when due all taxes and assessments against any buildings, structures, <br />equipment, inventory and other personal property on the Leased Premises. The Tenant shall also pay <br />when due all sales, excise, income and other taxes levied upon its business operations on the Leased <br />Premises. <br />Article 7. Insurance and Indemnity <br />7.01. Liability Insurance The Tenant shall procure and maintain insurance with insurance <br />companies authorized to do business in the State of Texas in full force at its expense as set forth in <br />the Minimum Standards, covering claims which arise out of or in connection with the Tenant's use <br />or maintenance of the Leased Premises whether performed by the Tenant or Tenant's agents, <br />subcontractors or employees. This insurance shall be written so that the Landlord must be notified in <br />writing at least 30 days in advance of cancellation, restrictive amendment or non - renewal. The <br />Tenant shall file certificates of insurance with the Landlord upon execution of this Lease and <br />annually during the lease term. All insurance required under this paragraph shall be primary over <br />any other insurance coverage the Landlord may have, and shall be written with the Landlord as an <br />additional insured. In any event, the Tenant is fully responsible for all losses arising out of, resulting <br />from or connected with operations under this Lease whether or not the losses are covered by <br />insurance. The Landlord's acceptance of insurance certificates that do not comply with these <br />requirements will not release the Tenant from compliance with these provisions. Tenant will deliver <br />certificates of insurance and waiver of subrogation endorsements in a form satisfactory to the City <br />showing that the Tenant has complied with this paragraph before entering the Premises and thereafter <br />at least ten (10) days before the expiration of the policies. <br />Comprehensive Public Liability and Property Damage, airport premise, hangar keepers' liability, and <br />aircraft insurance will be written with the City of San Marcos, Texas as an additional insured and <br />will be endorsed to provide a waiver of the carrier's right of subrogation against the City. <br />The kinds and amounts of insurance required are as follows: <br />Z <br />Tenant:, `Landlord: <br />
