The amount and coverage of such insurance shall not limit <br />Tenant's liability nor relieve Tenant of any other obligation under this Agreement. <br />All insurance policies shall be issued by an insurance company authorized to do business in <br />Texas which is satisfactory to Landlord and in the standard form approved by the Texas <br />Department of Insurance, and shall be endorsed to provide for at least 30 days advance written <br />notice to Landlord and Manager of a material change in or cancellation of a policy. Certificates <br />of insurance, satisfactory to Landlord, evidencing all coverage above, shall be furnished to <br />Landlord prior to the Commencement Date, with complete copies of policies furnished to the <br />Landlord upon request. Landlord reserves the right to review and revise from time to time the <br />types of insurance and limits of liability required herein. <br />16) Hazardous Materials: Tenant and Tenants' directors, officers, shareholders, <br />members, partners, agents, representatives, employees, invitees, contractors, <br />subcontractors, or subtenants, or any person employed by any of them or for whom <br />any of them may be liable (together, "Tenant Parties "), shall not install, store, use, <br />handle, treat, transport, release, discharge or dispose, or permit or acquiesce in the <br />installation, storage, use, handling, treatment, transportation, release, discharge or <br />disposal on, under, in, above, to, or from the Premises or any portion of the Airport, <br />any: (a) asbestos in any form; (b) urea formaldehyde foam insulation; or (c) any other <br />chemical, material, air pollutant, toxic pollutant, waste, or substance which is <br />regulated as toxic or hazardous or exposure to which is prohibited, limited or <br />regulated by the Resource Conservation Recovery Act (42 U.S.C. §6901, et seq., as <br />amended or superseded), the Comprehensive and Environmental Response <br />Compensation and liability Act (42 U.S.C. §9601, et seq, as amended or superseded), <br />the Hazardous Materials Transportation Act, the Toxic Substances Control Act, the <br />Clean Air Act, and /or the Clean Water Act, or any other federal, state, county, <br />regional, local or other governmental authority laws, rules, orders, standards, policies, <br />or regulations, or which, even if not so regulated may or could pose a hazard to the <br />health and safety of the occupants of the Premises and /or any portions of the Airport, <br />and which is either: (i) in amounts in excess of that permitted or deemed safe under <br />any applicable law, rule, order, standard, policy, or regulation or (ii) in any manner <br />prohibited or deemed unsafe under applicable law, rule, order, standard, policy, or <br />regulation. (The substances referred to in (a), (b), and (c) of this Section are <br />collectively referred to hereinafter as "Hazardous Materials ").
