<br />. Negotiate temporary work space agreements; <br />. Work with City staff and landowners to identify encroachments within the existing right-of-way <br />for roadways never previously constructed; <br />. Negotiate with landowners the removal and/or relocation of encroachments; <br />. Continue negotiations for a detention pond on Bishop Road with landowners; <br />. Ccrordinate engineering and legal responses to issues related to the projects; and <br />. Provide such additional support as may be requested. <br /> <br />EASTSIDE INTERCEPTOR II <br /> <br />The City previously acquired the deed to a strip of land approximately 23.5' wide and running <br />perpendicular to the access road\\c'3Y for 135 parallel to Sherwood Street. I have reviewed maps and tax <br />card data provided by the City. The strip ofland adjoins an estimated 24 tracts. Improvements, primarily <br />in the form of fencing encroach 00 the City strip intended for the placement ofa wastewater line along the <br />boundary with approximately 5 landowners. To facilitate the installation of the wastewater pipeline the <br />encroachments must be removed. Additionally, an easement is required on a tract adjoining the City strip <br />of land for the continuation of the proposed wastewater line. <br /> <br />Scope of Work <br /> <br />Based upon the information reviewed, the following land services are proposed: <br /> <br />· Title Examination: 25 year title search to determine whether the fences were <br />constructed based on conflicting boundary surveys or under grants from prior <br />owners of the City strip; <br />· Work with the legal department to determine the basis on any claim of right of <br />possession; <br />· Negotiate with the landowners the removal and/or relocation of the <br />encroachments as well as documentation confirming the rights of the parties; <br />· Negotiate with the adjoining landowner an easement allowing for the installation <br />of the proposed waste\\'3ter pipeline. <br /> <br />GENERAL LAND SERVICES <br /> <br />We have also discussed the expected need from time to time for land support services on other as yet <br />unidentified projects. We have discussed the potential for providing services on projects similar to those <br />described above as well as support for such projects as identification of tract ownership for area under <br />consideration for inclusion within the city limits as well as other acquisition projects. Below please find an <br />outline of the services typically provided: <br /> <br />Scope of Work <br /> <br />. Title Examination: 25 year title search to determine the names and interests of parties holding an <br />interest in the surface estate; including: <br /> <br />· Current surface ownership; <br />· Existing lien holders, including Deeds of Trust, Abstract of Judgement, etc,; <br />· Existing encumbrances, including easements and rights-of-way, <br />· Rights and/or claims of other parties, including lessees, tenants, claimants under <br />Lis Pendens, etc. <br />
