The Blanco Vista Concept Plan was originally approved in June 2004 with a minor <br />amendment in January 2005. At that time, the Concept Plan was developed based on <br />conventional, straight zoning classifications. In response to the need for flexibility in <br />housing types Brookfield Residential (formerly Carma Developer) revised the Concept <br />Plan in February 2007 and rezoned the property in April 2007 to Mixed Use (MU). For <br />that reason, Mixed Use is maintained as the base zoning for this PDD. This subdivision <br />is subject to water and wastewater utility agreements with the City of San Marcos which <br />provide for a maximum of 2,180 service units with 5 of those units being dedicated to <br />Hays County. The platted area consists of approximately 120 acres and is made -up of <br />approximately 265 residential lots, open space/ drainage, church and school sites, and <br />a subdivision amenity center. <br />Cl <br />
