<br />1.2.6 Submit design documents to the City at intervals appropriate to the design process <br />for purposes of evaluation and approval by the City. The Consultant may rely on approvals <br />received from the City in the further development of the design. <br /> <br />1.2.7 Prepare a preliminary estimate of the cost of the Project when the Project <br />requirements have been sufficiently identified. This estimate may be based on current <br />area, volume or similar conceptual estimating techniques. As the design process <br />progresses through the end of the preparation of the construction documents, the <br />Consultant will update and refine the preliminary estimate of the cost of the Project. The <br />Consultant will advise the City of any adjustments to previous estimates of the cost of the <br />Project indicated by changes in Project requirements or general market conditions. <br /> <br />1.2.8 Upon sufficient identification of Project requirements, prepare, and periodically <br />update, a project schedule that will identify milestone dates for decisions required of the <br />City, design services furnished by the Consultant, completion of documentation provided <br />by the Consultant, commencement of construction and Substantial Completion of the <br />Project. <br /> <br />1.2.9 Assemble a Project team comprised of the City's representatives and the <br />Consultant's representatives. The Consultant will meet with the Project team to set the <br />design and production schedule and parameters for all subsequent work, to verify the <br />components within which all Project participants must perform, and to identify all parties <br />and significant deadlines involved in the comprehensive schedule strategy. Based on this <br />information, the Consultant will prepare a detailed schedule of its work for the Project <br />addressing each component of the work to be done, indicating the points of involvement <br />of all project participants. The Consultant will conduct weekly progress meetings between <br />the Project team and the Contractor once the construction contract is executed. <br /> <br />1.3 TASK 2 - DESIGN <br /> <br />The Consultant will: <br /> <br />1.3.1 Meet with the City's Project Manager periodically or as needed to update the City <br />on the progress of work. <br /> <br />1.3.2 Head the Project team and coordinate the integration of design, surveying, ADA <br />compliance, permitting, and other services as previously approved. <br /> <br />1.3.3 Provide mutually agreed-upon program, schedule, and budget for the cost of the <br />Project for Phases I and II. The documents will establish the conceptual design of the <br />Project illustrating the scale and relationship of the Project components. The design will <br />be based on the City's program requirements. <br /> <br />1.3.4 Assist the City in the preparation of construction contract documents, using forms <br />supplied by the City based on the approved design development documents and any <br /> <br />voelzel agrmnt revised.wpd <br /> <br />3 <br />
