DATED JANUARY 1, 1970 AND RECORDED IN VOLUME 236, PAGE 228 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a ~" iron rod set in a northeast line of the San Marcos City Limits as described in Tract Seven of Ordinance No. 1973-4 and in the northeast line of R. M. Highway No. 12 and that tract described as uTractNo. 3 - 0.40 acres" in a deed from Mrs. L.S. Townsend to the State of Texas dated December 11, 1936 and recorded in Volume 112, Page 468 of the Hays County Deed Records for an exterior southwest corner of the Hughson Meat Co. 56.70 acre Tract One and south corner of that tract described as 1.104 acres in a deed from Winfield S. Rader to Calvin Ray Triesch dated September 9, 1988 and recorded in Volume 750, Page 171 of the Hays County Deed Records, for the west corner of a 50 foot wide road easement from Winfield S. Rader to Lantz, Inc. dated December 12, 1996 and recorded in Volume 1277, Page 71 of the Hays County Official Public Records; THENCE leaving San Marcos City Limits, R. M. Highway No. 12, the State of Texas 0.40 acre tract No.3, and the PLACE OF BEGINNING, as shown on that plat numbered 24798-99-d as prepared for Randall Morris by Byrn & Associates, Inc. of San Marcos, Texas, with the common northwest line of the 50 foot road easement and southeast line of the Triesch 1.104 acre tract and its projection, being a southwest line of the Hughson Meat Co. 56.70 acre tract One, N 250 38' 13" E 695.83 feet to a W' copper pipe in concrete found for angle point in the southeast line of that tract described as 11.69 acres in a deed from Bernice R. Newmann to Lantz, Inc. dated December 18, 1996 and recorded in Volume 1277, Page 58 of the Hays County Official Public Records, pass at 353.36 feet the record east corner of the Triesch 1.104 acre tract and south corner of that tract described as 0.935 acres in a deed from Winfield S. Rader to Herman R. Flores et ux dated April 7, 1978 and recorded in Volume 308, Page 670 of the Hays County Deed Records, and pass at 641.45 feet a ~" iron rod found for the east corner of the Flores 0.935 acre tract and an exterior southeast corner of the Lantz, Inc. 11.69 acre tract; THENCE continuing with the common southeast line of the Lantz, Inc. 11.69 acre tract and northwest line of the 50 foot easement and southwest line of the Hughson Meat Co. 56.70 acre tract One, N 150 23' 19" E 390.63 feet to a W' copper pipe in concrete found for the east corner of the Lantz, Inc. 11.69 acre tract, the north corner of the 50 foot wide road easement and the interior southwest corner of the Hughson Meat Co. 56.70 acre tract; THENCE leaving the 50 foot wide road easement with the common southwest line of the Hughson Meat Co. 56.70 acre tract One and Page 1 of 3 of EXHIBIT A
