aforereferenced deed to Dozier Owen, pass at 401.9 feet the record west corner of Tract One and north corner of Tract Two; THENCE leaving the Owen 20. 57 acre Tract Two wi th the common southeast line of the Hughson 56.70 acre tract One and northwest line of the Terrand 19.43 acre tract, as fenced and used, S 250 30' 27" W 838.06 feet to a W' iron rod set in the curving northeast line of the San Marcos City Limits, being in a line 300 feet northeast of and parallel to the northeast line of R. M. Highway No. 12 as described in the aforereferenced Ordinance No. 1973-4; THENCE leaving the Terrand 19.43 acre tract, entering the Hughson 56.70 acre tract One with the northeast line of the San Marcos City Limits, the following two courses: 1. with a right-breaking curve having the following characteristics: central angle = 050 54' 45", radius = 3469.72 feet, arc length = 358.05 feet and a chord which bears N 640 08' 26" W 357.89 feet to a ~" iron rod set, and 2. N 610 09' 00" W 115.48 feet to a W' iron rod set in the southeast line of the aforereferenced 50 foot wide road easement for an exterior northeast corner of the San Marcos City Limits; THENCE with the southeast line of the 50 foot road easement being a northeast line of the San Marcos City Limits, S 250 38' 13" W 300.47 feet to a ~u iron rod set in the northeast line of R.M. Highway No. 12 and the aforereferenced State of Texas 0.40 acre tract for an exterior corner of the Hughson 56.70 acre tract One, the south corner of the 50 foot wide road easement, an interior northeast corner of that tract described as 2.18 acres in a deed from John Charles Hughson et al to Hughson Meat Co., Inc. dated June 22, 1970 and recorded in Volume 237, Page 314 of the Hays County Deed Records, pass at 98.9 feet a 12" creosote fence post for the north corner of the Hughson Meat Co. 2.18 acre tract and interior south corner of the Hughson Meat Co. 56.70 acre tract One; THENCE leaving the Hughson Meat Co. 2.18 acre tract with the common northeast line of R.M. Highway No. 12, the State of Texas 0.04 acre tract, and the San Marcos City Limits and southwest line of the Hughson Meat Co. 56.70 acre tract One and the 50 foot wide road easement, N 610 09' 00" W (this being the Bearing Basis for this description) 50.08 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 55.02 acres, more or less, of land area as prepared from public records and a survey made on the ground on October 24, 1999 by Byrn & Associates, Inc. of San Marcos, Texas.
