c. All signs must be back-lit or have landscape lighting or low lighting meeting LDC <br />requirements, <br />7. Structural Cladding. Acceptable cladding materials are as follows: <br />a. Quarried stone or cast stone. <br />b. Architectural pre-cast concrete brick or masonry brick. <br />c. Tile (for limited use as accents). <br />d. Stucco or synthetic stucco. <br />e. Glass (highly reflective or mirrored glass in excess of 22% reflectivity shall <br />not be used absent ACC or City approval). <br />f. Pre-engineered metal Structures may not be used. <br />D. Parking <br />1. Required Parking. Required parking for the use of this specific Lot may be <br />located anywhere on this Lot. Refer to later Additional Development Standards <br />for additional standards. <br />2. Parking Lots. Surface parking must be paved with asphalt, concrete, concrete <br />pavers or other high quality materials approved by the ACC and the City. Access <br />drives must be paved and curbed with concrete meeting City and ACC <br />requirements. <br />E. Service and Loading Areas <br />1. Location. Service areas shall be located at the side yard of any Structure, away <br />from public view, or in a separate Structure altogether. Service areas shall not be <br />visible from the streets. No service or delivery vehicle may park, or load/unload <br />along public streets or primary visitor drop-off areas. <br />2. Dumpsters. Dumpsters shall be located only on the side yard or back area of this <br />Lot, and shall be screened with wall and latching, full-height opaque metal swing <br />gates to match the material colors of Structures on the Lot. The height of any <br />screen wall must be a minimum of one foot above the top of any trash container. <br />F. Maintenance Requirements <br />The Owner of a Lot shall have the duty and responsibility, at such Owner's own cost and <br />expense, to keep the Lot and any Structures, waterscapes or other improvements thereon <br />(including drainage swales or other improvements), and also easements or rights of way thereon, <br />in a well-maintained, clean and attractive condition at all times. Such maintenance obligation <br />includes, but is not limited to, the following: <br />I . Prompt removal of litter, trash, garbage, refuse and waste. <br />2. Mowing of lawns on a regular basis, which in summer means at least once every 14 <br />days. <br />3. Periodic tree and shrub pruning to maintain a neat and healthy appearance. <br />4. Watering by means of an irrigation system and hand-watering as needed to maintain <br />in living and healthy condition all plants on a Lot. <br />5. Keeping lawn and planting areas alive and healthy, and any adjoining fights of way or <br />swales attractive and free of weeds. <br />6. Removing and replacing dead plant material within 90 days after it has died or within <br />the next planting season, whichever comes.first. <br />7. Keeping parking areas, driveways, roads and curbs in good repair. <br />8. Compliance with all applicable governmental, health, safety, City and ACC codes, <br />rules and regulations affecting the Lot. <br />8 <br />
