must be a minimum of one (1) foot higher than the receptacle, and latching, full- height opaque gates are required. 13. Construction Activity. Parking for construction employees and equipment storage shall be located on the Lot so as not to interfere with free passage of vehicular traffic along public streets. Lot Owner is responsible to ensure that public streets are kept clear of construction debris during construction. Lot Owner will be responsible for any construction-related damage to streets, lighting, landscaping, and irrigation systems. Lot Owner will be responsible to clean up any construction-related dirt, mud, and debris carried off the Lot by construction traffic. No construction trailers may be placed, and no construction employee parking, shall be permitted under the canopy of any existing tree on the Lot. All existing trees, planting, grass and irrigation systems shall be protected during construction activity by the installation of a six (6) foot chain link fence between the construction zone and the canopies of existing trees. Any disturbance of existing vegetation by construction activity must be restored upon completion of such activity. 14. Sidewalks. Whenever a Structure is built on a Lot, sidewalks must be constructed by the Owner of the Lot within the street frontage zone. All construction and layout of sidewalks must meet City and ACC design standards and receive City and ACC approval, Sidewalks on this Lot abutting Riverway Avenue must he twelve (12) feet wide and all other sidewalks must be six (6) feet wide. All sidewalks must be constructed of four (4) inch thick concrete over a sand base. Meandering and straight sections may be allowed. Gentle radii instead of abrupt curves and angles are required for transition and through any meandering portions of the sidewalks. C. Building Materials for Structures 1. Roofs. All roof materials for Structures must be approved by the ACC. All roof stacks must be painted to match the roof color. 2. Air Conditioning. Window- or wall-type air conditioners may not be used in a Structure. 3. Exterior Walls. All Structures must have at least sixty (60) percent of their exterior walls, including exposed foundation, covered with glass, stone or brick, minus windows and doors, unless otherwise approved by the ACC. 4. Color Changes. No change to the color of the exterior walls, trim or roof of a Structure will be permitted, unless otherwise approved by the ACC. S. Driveways and Sidewalks. All driveways and sidewalks must be surfaced with concrete, to specifications imposed by the ACC, unless otherwise approved by the ACC. 6. Lot Identification/Signage. Lot address numbers, name identification or any signage must be approved by the ACC. Signage must also be in accord with LDC Chapter 6, Article 3 (or its successor), and any deviation from applicable City Code regulations pertaining to signage shall require City approval. The following standards will also apply to this tract: a. One (1) monumental sign will be allowed for this Lot, in form approved by the ACC and the City. b. Building-mounted signs will be permitted for in-line buildings, to be constructed in accord with applicable LDC requirements. 7
