must be a minimum of one (1) foot higher than the receptacle, and latching, full- <br />height opaque gates are required. <br />13. Construction Activity. Parking for construction employees and equipment storage <br />shall be located on the Lot so as not to interfere with free passage of vehicular traffic <br />along public streets. Lot Owner is responsible to ensure that public streets are kept <br />clear of construction debris during construction. Lot Owner will be responsible for <br />any construction-related damage to streets, lighting, landscaping, and irrigation <br />systems. Lot Owner will be responsible to clean up any construction-related dirt, <br />mud, and debris carried off the Lot by construction traffic. No construction trailers <br />may be placed, and no construction employee parking, shall be permitted under the <br />canopy of any existing tree on the Lot. All existing trees, planting, grass and <br />irrigation systems shall be protected during construction activity by the installation of <br />a six (6) foot chain link fence between the construction zone and the canopies of <br />existing trees. Any disturbance of existing vegetation by construction activity must <br />be restored upon completion of such activity. <br />14. Sidewalks. Whenever a Structure is built on a Lot, sidewalks must be constructed by <br />the Owner of the Lot within the street frontage zone. All construction and layout of <br />sidewalks must meet City and ACC design standards and receive City and ACC <br />approval, Sidewalks on this Lot abutting Riverway Avenue must he twelve (12) feet <br />wide and all other sidewalks must be six (6) feet wide. All sidewalks must be <br />constructed of four (4) inch thick concrete over a sand base. Meandering and straight <br />sections may be allowed. Gentle radii instead of abrupt curves and angles are <br />required for transition and through any meandering portions of the sidewalks. <br />C. Building Materials for Structures <br />1. Roofs. All roof materials for Structures must be approved by the ACC. All roof <br />stacks must be painted to match the roof color. <br />2. Air Conditioning. Window- or wall-type air conditioners may not be used in a <br />Structure. <br />3. Exterior Walls. All Structures must have at least sixty (60) percent of their exterior <br />walls, including exposed foundation, covered with glass, stone or brick, minus <br />windows and doors, unless otherwise approved by the ACC. <br />4. Color Changes. No change to the color of the exterior walls, trim or roof of a <br />Structure will be permitted, unless otherwise approved by the ACC. <br />S. Driveways and Sidewalks. All driveways and sidewalks must be surfaced with <br />concrete, to specifications imposed by the ACC, unless otherwise approved by the <br />ACC. <br />6. Lot Identification/Signage. Lot address numbers, name identification or any signage <br />must be approved by the ACC. Signage must also be in accord with LDC Chapter 6, <br />Article 3 (or its successor), and any deviation from applicable City Code regulations <br />pertaining to signage shall require City approval. The following standards will also <br />apply to this tract: <br />a. One (1) monumental sign will be allowed for this Lot, in form approved by the <br />ACC and the City. <br />b. Building-mounted signs will be permitted for in-line buildings, to be constructed <br />in accord with applicable LDC requirements. <br />7 <br />
