6. Flagpoles. No flagpole may be permanently placed on any Lot unless previously <br />approved by the ACC. <br />7. Traffic Sight Lines. No landscaping that obstructs traffic sight lines may be placed <br />on any Lot without ACC approval. <br />8. Sidewalks. When a Structure is constructed, the Lot must be improved with <br />sidewalks meeting all specifications contained in the Subdivision Restrictive <br />Covenants and by the ACC; also, where applicable, they must be connected with the <br />sidewalks on adjacent Lots, unless otherwise permitted by the ACC. <br />9. Landscaping. Street trees shall be planted at an average rate of every 50 feet along <br />the property frontage to a public street right of way. Trees shall be selected from the <br />City of San Marcos Preferred Plant List and shall be a minimum of 2" caliper size at <br />planting. Landscaping by the Owners of Lots must be installed within 30 days after <br />occupancy. The minimum landscaping for Lots may be specified in any standards <br />adopted by the ACC. Landscape treatments for a Lot must be in the form of shade <br />trees, ornamental trees, shrubs, groundcovers and grasses. Planting shall provide <br />shade for parking and pedestrian areas, identify site and building entrances, enhance <br />views into the Lots, and out to the surroundings, reinforce architectural form and <br />scale, and screen and buffer service dock areas. Landscape and irrigation must be <br />installed by Lot Owners according to plans approved by the ACC and the City of San <br />Marcos before the City will issue a Certificate of Occupancy for any Structure. <br />Owners on any unimproved Lots must install groundcover and/or establish vegetation <br />generally to control erosion. <br />10. Lighting. Lighting approved by the ACC must be provided for vehicular, pedestrian, <br />signage, architectural and site features. Pedestrian walks, courts, gardens, site and <br />building entrances shall be illuminated in a manner acceptable to the ACC. Low- <br />level fixtures are to be used to focus on lighting site features, such as fountains and <br />sculptures. Illumination of Structures on Lots must commence automatically one-half <br />hour before sunset and last until the Structure is closed for the evening. Parking <br />structures and pedestrian walks and sitting areas must be illuminated automatically <br />during all hours of darkness and when poor weather conditions exist. <br />11. Utilities. All pipes, conduit, lines, cables or wires used for the transmission of water, <br />natural gas, electricity, telecommunications, television or any other public or private' <br />utility service not located within a Structure shall be located, placed constructed and <br />maintained underground. Each Owner of a Lot shall provide underground sleeves <br />and pull boxes as needed for required utility service for any Structure on the Lot. <br />Utility boxes, transformers, meters and other equipment which must be located above <br />ground must be screened from view of public streets and parks with a solid wall to <br />match the material and color of the Structure it serves. The screen wall must be a <br />minimum of one (1) foot higher than the equipment or utility box. <br />12. Solid Waste Disposal. All solid waste disposals shall be in accord with all City, <br />Texas, United States and ACC requirements. Lot Owner, or other occupants of any <br />Structure on a Lot, must contract for pick-up of trash and other solid waste between <br />10 p.m. and 7 a.m. only, and coordinate such activity with the City, (Note: See later <br />Additional Development Standards for amended pick-up hours for this Lot.) Any <br />solid waste receptacle must be screened from view of public streets and parks with a <br />solid wall to match the material and color of the Structure it serves. The screen wall <br />
