VII. Authorized and Prohibited Uses <br />The authorized uses permitted within the MF-24 zoning district per LDC Table 4.3.1.2 are: <br />(I)Multi-Family (Apartments) and (2)Accessory Building/Structure (larger than 625 square feet <br />or 12 feet in height). The following uses are specifically prohibited: (I )Bed and Breakfast Inn; <br />(2)Community Home; (3)Residential Hall or Boarding House; (4)Duplex/Two Family/Duplex <br />Condominiums; (5)Family Home Child Care; (6)Four Family (Quadraplex) or Three Family <br />(Tri-plea); (7)Fratemity or Sorority Building; (8)Single Family Detached House; (9)Single <br />Family Industrialized Home; (I O)Single Family Townhouse (Attached); (I I)Single Family Zero <br />Lot Line/Patio Homes; (12)Bed and Breakfast (No Permanent Residence); (13)Amusement <br />Services or Venues (Outdoors); (14)Country Club (Private); (15)Park and/or Playground; <br />(16)Tennis Court (Lighted); (17)Assisted Living Facility/Hospice, (18)Place of Religious <br />Assembly/Church; (19)Electrical Substation; (20)Governmental Building or Use (Municipal, <br />State or Federal); (21)Household Care Facility; (22)Hospital (Acute Care/Chronic Care); <br />(23)Nursing/Convalescent Home; (24)Post Office (Governmental); (25)Rectory/Parsonage with <br />Place of Worship; (26)Retirement Home/Home for the Aged; (27)School, K through 12 <br />(Private); and (28)School, K through 12 (Public). <br />VIII. Subdivision Construction and Maintenance Standards Applicable <br />To This 13.0 Acre Tract <br />The following Subdivision Construction and Maintenance Standards, recorded in the Subdivision <br />Restrictive Covenants mentioned above, are hereby adopted, enforced and repeated with this <br />PDD: <br />A. Lots <br />1. Easements. No easement on a Lot may be granted without Architectural Control <br />Committee (ACC) approval. <br />2. Maintenance, Each Owner must keep the Lot, all landscaping and all Sturctures in a <br />neat, well-maintained, and attractive condition. <br />B. Structures <br />1. Aesthetic Compatibility. All Structures must be aesthetically compatible with the <br />Subdivision, as determined by the ACC. <br />2. Location on Lot, No Structure may be located in violation of the setback lines shown <br />on the Plat. Each Structure must face the front Lot Line, unless a variance is granted <br />by the ACC and the City. <br />3. Damage or Destroyed Structures. Any Structure that is damaged must be repaired <br />within 180 days (or within a period approved by the ACC) and the Lot restored to a <br />clean, orderly, and attractive condition. Any Structure that is damaged to the extent <br />that repairs are not practicable must be demolished and removed within 180 days and <br />the Lot restored to a clean and attractive condition, <br />4. Fences, Walls and Hedges. Any fence, wall or hedge to be located on a Lot must be <br />approved by the ACC. <br />5. Antennae. No antenna, satellite dish, or associated wires may be visible from the <br />street or be located on a Lot except as approved by the ACC. <br />
