<br />I <br /> <br />I <br /> <br />I <br /> <br />Sector One <br /> <br />Chapter 2 - Today <br /> <br />Commercial <br />Commercial includes office, retail, service, lodging, and related uses and can be <br />further categorized into the following subcategories: <br /> <br />Neighborhood Commercial includes residential, office, and neighborhood <br />supporting business and institutional uses that preserve residential character through <br />building scale, building appearance, and appropriate landscaping, and signage. <br />Community Commercial includes high-quality shopping and business areas that <br />enhance the character and quality of life in the city through quality site design, <br />building materials, building appearance, landscaping, and signage. <br />General Commercial includes moderate-quality community shopping and business <br />areas, often exclusively auto-oriented and located in commercial strips. <br />Heavy Commercial includes intensive commercial uses such as mini-warehouses, <br />automotive repair, other equipment repair or storage, uses with significant outdoor <br />storage, and uses that generate heavy truck or rail traffic. <br />Central Business Area includes higher intensity urban retail and office uses typically <br />found in a downtown business district. <br /> <br />Many Neighborhood Commercial uses are located along Moore Street (RR 12) and <br />Hopkins, closer to downtown in the northern part of the Sector. General Commercial <br />uses are located at the Bishop/Hopkins intersection and along Hopkins southwest of <br />the San Antonio Street intersection. A mixture of Community Commercial and <br />General Commercial uses are located along Wonder World Drive and the Dutton <br />Dr/Corporate Dr loop. In addition, the tourist attraction Wonder World Cave is <br />located on Prospect Street. A tract of Heavy Commercial is located on Gravel Street. <br /> <br />Industrial <br />Industrial includes manufacturing, assembly, warehousing, distribution, storage and <br />related uses. The only industrial use in Sector One is a small tract at the corner of <br />Valley Street and Shady Lane. <br /> <br />Parks. Floodwav. and Open Space <br />Parks includes lands designated for both active recreation (playgrounds, play fields, <br />play courts, etc) and passive recreation (trails, picnic areas, nature preserves, etc.), <br />typically owned by the City of San Marcos and managed by the City's Parks and <br />Recreation Department. The Floodway is the protected area of stream channels <br />where development is prohibited. Open Space includes other undevelopable publicly <br />or privately owned land that is not parkland or jloodway. Approximately 12% of the <br />acreage in Sector One is parkland, floodway, or other open space. There are two <br />parks in the Sector: a newly-dedicated unnamed park located at the intersection of <br />Dixon Street and Hoffheinz Street and Dunbar Park adjacent to MLK Drive and <br />Mitchell Street that includes the Dunbar Community Center, picnic tables, basketball <br />courts, a playground, a multi-purpose field, and a BMX track.
