<br />I <br /> <br />I <br /> <br />I <br /> <br />Sector One <br /> <br />Chapter 2 - Today <br /> <br />Mobile Home and Residential District (MR) <br />Only four lots in Sector One, 743 Gravel Street, 1008 Mead Street, 827 W. MLK Drive, <br />and 504 Valley Street, are zoned in the Mobile Home and Residential District. The uses <br />permitted in the MR district include mobile homes, single-family dwellings, group <br />homes, and accessory buildings. Specific uses in the MR district include day care centers <br />or home occupations. <br /> <br />Limited Business and Commercial Districts (LB and C) <br />Approximately 14% of the land in Sector One is zoned in the Limited Business or <br />Commercial districts. The majority of these lands (125,5 acres) are zoned C, while only <br />1,7 acres is zoned in the LB district. The uses permitted in the LB and C districts include <br />most types of for-profit business, retail and offices uses, Specific uses in the LB and C <br />districts include mixed use buildings, establishments which dispense liquor, wine or beer <br />for on-premise consumption, and veterinary services. The primary difference between <br />these two districts is the scale of commercial activity allowed. While most commercial <br />activity is allowed in the C district, development in the LB district is limited to that <br />which would require no more than 15 parking spaces and cannot include outdoor storage <br />or drive-through facilities. <br /> <br />Land in Sector One zoned C is located near the downtown and along Moore Street, <br />Hopkins Street/Hunter Road, and Wonder World Drive. Wonder World Cave, on <br />Prospect Street, is also zoned C, Four small parcels zoned LB are located throughout the <br />Sector. <br /> <br />Industrial and Light Industrial Districts (I and LI) <br />About 16% of the land in Sector One is zoned either Light Industrial District or <br />Industrial. The majority of these lands (136,6 acres) are zoned LI, while only 6.4 acres is <br />zoned I. The uses permitted in the LI district include automotive shops, heavy equipment <br />sales and service, lumberyards, warehouses, petroleum bulk stations, laboratories, <br />manufacturing or assembly plants, etc. Specific uses in the LI district include any use <br />permitted in the C district and planned industrial parks, The land zoned LI in Sector One <br />includes much of the undeveloped area between Purgatory Creek and Wonder World <br />Drive. The only I zoned land is located at the north end of Valley Street. <br /> <br />Nonconformin2 Uses <br />Conflicts between the existing land use and the existing zoning on a parcel of land occur <br />when the use of the land was lawfully occupied at the time when the zoning ordinance <br />became effective. These uses of land are considered legal nonconforming uses. A legal <br />nonconforming use may be continued as long as it remains otherwise lawful, subject to <br />the provisions in the zoning ordinance related to expansions, reconstructions, and <br />discontinuation of the use. <br /> <br />DRAFT: September 13, 2004 <br /> <br />2-18 <br />
