<br />I <br /> <br />I <br /> <br />I <br /> <br />Sector One <br /> <br />Chapter 2 - Today <br /> <br />Housing in all townhouse districts are subject to single-family residency restrictions, <br />which limit the number of unrelated people per dwelling, The TH-I district allows up to <br />6 dwelling units per gross acre and the TH-2 district allows up to 12 du/acre. The only <br />TH-1 zoned property is located at the intersection of Burleson and Blanco Streets, Areas <br />zoned TH-2 are located along Quarry, Scott, and Burleson Streets. <br /> <br />Multi-Family Districts (MF-I, MF-2, and MF-4) <br />Approximately 7% of the land in Sector One is zoned in one of three (out of the five) <br />Multi-Family Districts. The most prevalent multi-family zoning is in the MF-4 district <br />with only small areas zoned MF-1 or MF-2. There are no MF-3 or MF-5 districts in <br />Sector One, The primary difference between the various multi-family districts is the <br />allowable density of development. MF -1 allows up to 6 dwelling units per gross acre <br />(du/acre), MF-2 allows up to 12 du/acre, MF-3 allows up to 18 du/acre, MF-4 allows up <br />to 24 dulac, and MF-5 allows up to 40 du/ac. <br /> <br />Properties zoned MF-l are located on Hutchison St, Scott St, and MLK Dr. Most of the <br />land zoned MF-4 is concentrated in the Dunbar Neighborhood south of Dunbar Park, in <br />the Heritage Neighborhood north and east of Scott Street, and the Bracewood Circle <br />apartments, <br /> <br />Single-Family, Duplex and Neighborhood Business District (M) <br />Just over 3% of the land in Sector One is zoned in the Single-Family, Duplex and <br />Neighborhood Business District. The M district classification is being phased out and no <br />building permits or site development permits are being issued for new construction of, <br />principal buildings located on any property zoned M until an application is submitted to <br />change the zoning classification in conformance with the zoning ordinance and the city's <br />master plan, However, permits may be issued for remodeling and repair of existing <br />buildings for uses that are listed as permitted in this district without applying for a zoning <br />change. The uses that were permitted in the M district include single-family detached <br />dwellings, duplexes, neighborhood businesses, professional offices, churches, day care <br />centers, clinics, convalescent homes, nursing homes, and group homes. The majority of <br />the M district land is located immediately southwest of downtown in the northeastern <br />section of the Dunbar neighborhood. <br /> <br />Public and Institutional District (P) <br />Approximately 4% of the land in Sector One is zoned in the Public and Institutional <br />District. The uses permitted in the P district include governmental buildings, parks, <br />cemeteries, airports, hospitals, churches, utility substations, communication towers, and <br />public and private education institutions. Specific uses in the P district include <br />establishments which dispense liquor, wine and/or beer for on-premise consumption and <br />fraternity/sorority buildings. The three major P districts in Sector One include Dunbar <br />Park, the SMCISD administrative annex, and the old hospital/Pi Kappa Alpha Fraternity <br />house on Belvin Street.
