Conference Center <br /> <br />Preliminary Site Assessment <br /> <br />Project Description and Objectives <br /> <br />PBS&J proposes to provide the Preliminary Site Assessment as outlined in Task 1 described in the <br />RFQ prepared by the City of San Marcos (City), dated August 25,2004. The assessment will target the <br />proposed site for the hotel and conference center and adjacent areas. The site encompasses <br />approximately 15 acres of environmentally sensitive land upgradient of Spring Lake. Detailed site <br />assessment activities are outlined in the Scope of Work. The other tasks described in the City's RFQ <br />will be addressed in a subsequent proposal. <br /> <br />The City has outlined the following project objectives for the Preliminary Site Assessment: <br /> <br />. ReVIew approximate location for hotel/ conference center and identify environmental site constraints <br />that may impact design of the facilities. The exact location of the IS-acre site has not been <br />established. <br /> <br />. Identify and review permitting requirements associated with the site (local, state, and federal). <br /> <br />. Identify potential BMPs appropriate for the site and approximate budgetary costs for implementation. <br /> <br />. Assist the City in developing language for a development agreement that provides the framework for <br />construction offaclhtles that will not result in degradatIOn of the surrounding natural environment. <br /> <br />Scope of Services <br /> <br />Task 1: Project Team Coordination and Meetings <br />A total of two (2) months are anticipated to complete the Preliminary Site Assessment and related <br />tasks, outlined below. The Task 1 budget is based on a total of three (3) meetings: <br />. Project kick off with City Staff <br />. Present results of the Preliminary Site Assessment <br />. Work session to assist City staff WIth proposed development agreement <br />Neighborhood meeting( s) and preparation of presentation materials for meetings other than described <br />above are not included in this proposal. Additional meetings will be attended as needed. However, <br />additional meetings may require additional budget authorization. <br /> <br />Task 1 Deliverables: <br />. Meeting agenda, minutes, notes and related documentation <br /> <br />Task 2: Identify Site Constraints <br />PBS&J will conduct a Preliminary Site Assessment to identify existing condition site constraints and <br />governmental processes and/or permits required to facilitate the development.
