<br />I <br /> <br />I <br /> <br />I <br /> <br />Attachment A <br /> <br />identify environmental, historical and cultural resources that may be impacted by the project. <br /> <br />The field investigation is expected to cover an area of approximately 100 acres. Our assessment will <br />focus on the proposed 15 acres as shown on information provided by the City, plus the adjacent hillside <br />and lowland areas that could be impacted by stormwater flows or used for BMP locations. Our budget <br />includes looking beyond the I5-acre site with the intent of obtaining data to provide the City guidance <br />on refining the proposed project limits and locations of BMPs. <br /> <br />Task 2 Deliverables: <br /> <br />PBS&J will submit a letter report that identifies the constraints found in our investigation of the <br />proposed hotel and conference center site and adjacent areas. The report will include sections on <br />environmental, historical and cultural resources. The report will also identify and outline the <br />potential permitting requirements, and permit time lines based upon the site assessment findings. <br /> <br />Task 3: <br /> <br />Assist with preparation of Development Agreement <br /> <br />PBS&J will participate in one work session (see Task 1) with City staff to help prepare a draft <br />development agreement. The purpose of the session is to incorporate the findings of the Preliminary <br />Site Assessment with the City's objectives in developing the site. Based on Task 2, a set of guidelines <br />will be prepared that build on current development requirements and add site specific <br />recommendations to protect/ preserve identified environmental, historical, and cultural resources that <br />may be effected by the proposed project. In addition to the findings under Task 2, PBS&J will provide <br />recommendations on both temporary and permanent stormwater BMPs, their implementation costs and <br />related engineering considerations. <br /> <br />Task 3 Deliverables: <br /> <br />PBS&J will provide wntten guidelines on site constraints, opportunities, and types of stormwater <br />controls that can be used in the formal development agreement documents. <br /> <br />INFORMATION REQUESTED FROM THE CITY <br /> <br />The following items are required from the City to perform our Site Assessment: <br />. Property Access and notification to the San Marcos Treatment Center, University and any other <br />entity that has ownership in the proposed investigation area, including the surrounding hillside <br />and lowland areas. <br />. Previous Environmental studies and reports on the study area <br />. Engineering reports and studies of the site and receiving waters <br />. City maps and record data <br /> <br />Services Not included in the Scope of Services <br /> <br />. A Formal Environmental Assessment <br />.
