Tract 1 138. I A tract orland containing 0.1694 acres out and part of that tract conveyed from J. T. Blanks to J. H. Sherrill (hereon clllled Sherrill Tmct B) in Janu3l"Y of 1914 by deed and recorded in Volume 65, Page 230 et seq, Hays County Deed Records, and being that same tract conveyed from Frank Villanueva and Esperanza Villanueva to Erwin Tietjen and Deltha N. Tietjen (hereon called Tietjen Tract D) in April of 1961 by deed and recorded in Volume 186, Page 66 et seq, JJ:lys County Deed Records, said Tract 4 being mOl'e particularly described by meles and bounds as follows: BEGINNING at a cotton gin spiudle set at the iutersection of the southwest right-of-way of Nance Street and the northwest right-of-way of M. L. K. Boulevard for the east corner of the said Tract D and for the east corner of the herein described tract; THENCE S 450 00' 00" W, following the M. L. K. Boulevard right-of-way, a distance of 82.00 feet to a Yz" iron rod set for the south corner of the Tietjen Tract D, the south corner of the herein described tract and for the east comer of the said Tietjen Tract Cj THENCE N 45000' 00" W, leaving the right-of-way, a distance of 90.00 feet to a Yz" iron rod set for the south corner of said Tietjen Tract B, the west corner of the Tietjen Tract D and for the west corner of the herein described tmctj THENCE N 450 00' 00" E, a distance of 82.00 feet to a cotton gin spindle set in the southwest right-of-way of Nance Street for the east comer of said Tietjen 1'.'act B, the north corner of the Tietjen Tract D and for the north Corner of the herein described tmct; THENCE S 450 00' 00" E, along the Nance Street right-of-way, a distance of 90.00 feet to the POINT OF BEGINNING, containing 0.1694 acres.
