<br />STATE OF TEXAS <br /> <br />SPECIAL WARRANTY DEED <br /> <br />COUNTY OF HAYS <br /> <br />KNOW ALL I~N BY THESE PRESENTS: <br /> <br />That the City of San Marcos, Texas, a municipal corporation <br /> <br />of Hays County, Texas, existing by and under authority of the <br /> <br />State of Texas, acting through its Mayor, Emmie Craddock, duly <br /> <br />authorized by Ordinance enacted April 26, 1982, hereinafter <br /> <br />"Grantor" for and in consideration of the sum of Five Hundred <br /> <br />Dollars ($500.00), in hand paid by John J. Stokes, P.O. Box 629 <br /> <br />San Harcos, Hays County, Texas, hereinafter "Grantee", the receipt <br /> <br />of which is hereby acknowledged, has GRANTED, SOLD AND CONVEYED, <br /> <br />and, by these presents, does GRANT, SELL AND CONVEY to Grantee all <br /> <br />the following described property, to-wit: <br /> <br />A portion of Lot Eight (8), STOKES RESUBDIVISION <br />OF LOTS 17-26, 37-42, 63-73 and 49-50 of the Z. <br />WILLIAMSON ADDITION to the City of San Marcos, <br />Hays County, Texas, according to the map or plat <br />thereof, recorded in Volume 2, Page 38, Plat <br />Records of Hays County, Texas, and being more <br />particularly described by metes and bounds as <br />follows: <br /> <br />BEGINNING at the most easterly corner of said lot; : <br />THENCE with the Southwest line of Ginard Avenue, <br />N. 440 47' w. 20 feet to an iron rod; <br />THENCE S. 450 13' W. 20 feet to an iron rod; <br />THENCE S. 4410 47' E. to an iron rod; <br /> <br />THENCE N. 450 13' E. 20 feet along the Northwest <br />line of Indiana Street to the PLACE OF BEGINNING. <br /> <br />TO HAVE AND HOLD the above described premises, together <br /> <br />with all and singular, the rights and appurtenances thereto in <br /> <br />anywise belonging unto said Grantee, his heirs and assigns forever. <br /> <br />And, Grantor does hereby bind itself, its legal representatives <br /> <br />and assigns, TO WARRANT AND FOREVER DEFEND all and singular the <br /> <br />said premises unto the said Grantee their heirs and assigns against <br />
