<br />(2) The existing boundary lines and acreage of the tract on <br />which the development is to take place and the common <br />boundary lines. <br /> <br />(3) A statement of soils conditions drawn from soil survey maps, <br />on-site observations by engineers, and/or soils test data, <br />as required; <br /> <br />(4) A topographic map, drawn to a scale of one inch to one <br />hundred feet, or in an appropriate scale as determined by <br />the Director of Public Works, or his designated <br />representative, to display, according to an on-site survey, <br />topographic information and features (including, but not <br />limited to, faults and fractures along waterways and sink <br />holes), the one-hundred year floodplains, as identified by <br />the Federal Flood Insurance Administration, and man-made and <br />natural drainage ways. The topographic map shall be <br />prepared using 21 contour intervals unless the Director of <br />Public Works, or his designated representative, determine <br />another contour interval is appropriate. <br /> <br />C. Notwithstanding the requirement of section 3 (B), the Director of <br />Public Works, or his designated representative, may waive the <br />submission of any information in the application and plan which <br />is not necessary due to the scope and nature of the proposed <br />development. <br /> <br />Sec. 4. General requirements. <br /> <br />A. The Director of Public Works, or his designated representative, <br />may waive any of the requirements of this ordinance, when upon <br />the basis of information provided as part of the site development <br />permit application, he finds that the proposed development: <br /> <br />(1) Does not have slopes of over 15% and does not have erodible <br />soils, as identified in Appendix 3, on more than 15% of the <br />tract, or <br /> <br />(2) Does not have slopes of over 15% and is on a tract of less <br />than two acres. <br /> <br />B. Construction sequencing and erosion controls. <br /> <br />(1) A comprehensive and detailed stormwater runoff, erosion and <br />sedimentation control plan and report shall be submitted. <br />The report shall specify installation maintenance of <br />controls. All items noted in the erosion control and <br />construction sequencing plans shall also be included in the <br />final construction plans. <br /> <br />a. The report shall include the following items: <br /> <br />(i) Construction sequencing as it relates to placement, <br />maintenance, and/or removal of temporary erosion <br />controls and restoration measures.
