<br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
<br />SAN MARCOS, TEXAS, AMENDING SECTION 3 OF THAT
<br />ORDINANCE WHICH REGULATES AND RESTRICTS THE LO-
<br />CATION AND USE OF BUILDINGS, STRUCTURES AND LAND,
<br />DATED SEPTEMBER 29, 1980 (VOL. 54) BY ZONING 76.52
<br />ACRES OF LAND OUT OF THE JUAN MARTIN VERAMENDI
<br />LEAGUE NO. ONE IN HAYS COUNTY, TEXAS, A/K/A 2301
<br />HUNTER ROAD, FROM "AO" (AGRICULTURAL-OPEN SPACE
<br />DISTRICT) TO "LI" (LIGHT INDUSTRIAL DISTRICT) .

<br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS:
<br />
<br />SECTION 1. That the following described parcel of real property 10-
<br />
<br />cated in San Marcos, Hays County, Texas, which was classified "AO"
<br />
<br />(Agricultural-Open Space District) upon its annexation to the City
<br />
<br />of San Marcos on November 24, 1980, henceforth shall be zoned as
<br />
<br />follows:
<br />
<br />76.52 acres of land out of the Juan Martin Veramendi League No. One,
<br />Hays County, Texas, being that 33-acre tract of land conveyed to
<br />Marjorie W. Burnett by Mellie B. Williams by Deed dated March 9,
<br />1973, and recorded in Volume 257, Page 164, Hays County Deed Re-
<br />cords, and being a portion of that 81-acre tract of land conveyed
<br />to William A. Williams by Mattie K. Reynolds and described as First
<br />Tract in a Deed dated February 3, 1939, and recorded in Volume 118,
<br />Page 80, Hays County Deed Records, and being more particularly de-
<br />scribed by metes and bounds as follows, to-wit:
<br />
<br />BEGINNING at an iron stake set on the arc of a curve to the left on
<br />the Southeast line of F. M. Highway No. 2439, for the North corner
<br />of the tract herein described, same being the North corner of the
<br />said Burnett 33-acre tract, and being the North corner of that tract
<br />of land conveyed to Robert G. Williams by William Williams by Deed
<br />dated July 19, 1952, and recorded in Volume 153, Page 580, Hays
<br />County Deed Records;
<br />
<br />THENCE, leaving the said F. M. Highway No. 2439, with fence, the
<br />Northeast line of the said William Williams 81-acre tract, the
<br />Northeast line of the said Burnett 33-acre tract and the Southwest
<br />line of the said Robert Williams tract, the following courses num-
<br />bered (1) through (11):
<br />(1) S. 480 14' E., passing a corner fence post, at about
<br />20 feet passing an overhead power and telephone line,
<br />and continuing on, in all, 28.24 feet to a fence post;
<br />(2) S. 460 27' E., 155.57 feet to a 10" Hackberry tree;
<br />(3) S. 460 44' E., 212.55 feet to a 12" Live Oak tree;
<br />(4) S. 590 40' E., 10.91 feet to a fence post;
<br />(5) S. 65025' E., at about 40 feet passing the centerline
<br />of Willow Creek, and continuing on, in all, 49.65 feet
<br />to a fence post;
<br />(6) S. 45024' E., 213.66 feet to a fence post;
<br />(7) S. 120 27' E., 15.57 feet to a fence post;
<br />(8) S. 440 35' E., 653.13 feet to a 10" Mesquite tree;
<br />(9) S. 450 46' E., 156.82 feet to a fence post;
<br />(10) S. 460 15' E., at about 260 feet passing the center-
<br />line of a Proposed Utility Easement, at about 650 feet
<br />passing an iron stake found, and continuing on, in all,
<br />660.15 feet to a fence post;
<br />(11) S. 440 19' E., at 73.4 feet passing the Northwest line
<br />of an Existing 20 foot Southwestern Bell Telephone Ease-
<br />ment recorded in Volume 214, Page 404, Hays County Deed
<br />Records, at about 90 feet passing a corner fence post
<br />and continuing on, in all, 93.44 feet to an iron stake
<br />set on the Northwest line of the Missouri Pacific
