STATE OF TEXAS EASEMENT COUNTY OF HAYS KNOW ALL MEN BY 'THESE PRESENTS: That the City of San Marcos, Texas, a municipal corporation existing by and under the laws of the State of Texas, located in Hays County, Texas, hereinafter referred to as "Grantor", for and in consideration of the sum of Ten Dollars ($10.00) cash and other good and valuable consideration to it in hand paid by the San Marcos Telephone Company, the receipt and sufficiency of which is hereby acknowledged, does hereby GRANT, SELL AND CONVEY to the San Marcos Telephone Company, Inc., a corporation, with offices at 200 S. Guadalupe, San Marcos, Texas, 78666, its successors and assign~ hereinafter referred to as Grantee, the right, privilege and authority to construct, reconstruc operate and maintain its communications lines, together with such underground conduits, pipes and other fixtures as it may now or hereafter place under the following described land situated in Hays County, Texas: A 10 FOOT WIDE STRIP OF LAND IN THAT 1303.055 ACRE TRACT OF LAND DESCRIBED IN A DEED FROM THE UNITED STATES OF AMERICA TO THE CITY OF SAN MARCOS AS RECORDED IN VOLUME 313, PAGE 463 OF THE CA~DWELL COUNTY DEED RECORDS, SAID TRACT BEING IN THE WILLIAM PETTUS TWO LEAGUE GRANT IN CALDWELL COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a point for the west corner of a 25.00 acre Southwest Texas State University Tract, for an exterior corner of the afore- referenced City of San Marcos Tract, in the south- east line of State Highway No. 21, for an exterior corner and PLACE OF BEGINNING of the herein described 10 foot wide stip of land, from which point, the north corner or the City of San Marcos tract bears N49024lE 4067:33 feet and N49022'E 1406.14 feet; THENCE leaving the PLACE OF BEGINNING and State Highway No. 21, with the apparent common line of the Southwest Texas State University tract and the City of San Marcos tract S48000'E 466.09 feet to a point for the south corner of the Southwest Texas State University tract and an interior corner of the City of San Marcos tract;
