<br />III. <br /> <br />Company agrees to use said premises for manufacturing and <br />selling radio antennas. Company agrees that said building No. <br />6-356 shall at all times during the term of this Agreement <br />be maintained in a condition equal to the building located <br />between the T-hangars and the large maintenance hangar. All <br />improvements and alterations made by Company on said building No. <br />6-356 are subject to reasonable approval by City in writing <br />prior to construction to determine that such construction is In <br />accordance with the various building ordinances, electrical <br />codes and the uses and purposes contemplated by this Agreement, <br />and that the same will not constitute a fire or safety hazard <br />or interference in the use of the remainder of said Airport by <br /> <br /> <br />the general aviation public. Such approval shall not be unrea- <br /> <br /> <br />sonably withheld by City. No mechanic's and materialman's lien <br /> <br />shall be fixed against the demised premises. <br /> <br />IV. <br /> <br /> <br />The term of this lease shall be for five (5) years beginning <br /> <br />sixty (60) days after the date of execution of the lease by Company. <br /> <br />V. <br /> <br /> <br />Company shall be responsible for all maintenance, repairs <br /> <br /> <br />and upkeep of the demised premises. Maintenance, repairs and <br /> <br />upkeep of all utility lines and connections upon the demised pre- <br /> <br />mises shall be the responsibility of Company. Company agrees to <br /> <br />bear the costs of installation of any additional utility lines <br /> <br /> <br />or connections necessary for its manufacture and sale of radio <br /> <br />antennas. Company shall pay all utility bills for service to the <br /> <br /> <br />demised premises. <br /> <br />VI. <br /> <br />All covenants, terms and conditions of this lease must be <br />approved by the Federal Aviation Administration before the effective <br />date of the lease. <br />
