III. Company agrees to use said premises for manufacturing and selling radio antennas. Company agrees that said building No. 6-356 shall at all times during the term of this Agreement be maintained in a condition equal to the building located between the T-hangars and the large maintenance hangar. All improvements and alterations made by Company on said building No. 6-356 are subject to reasonable approval by City in writing prior to construction to determine that such construction is In accordance with the various building ordinances, electrical codes and the uses and purposes contemplated by this Agreement, and that the same will not constitute a fire or safety hazard or interference in the use of the remainder of said Airport by the general aviation public. Such approval shall not be unrea- sonably withheld by City. No mechanic's and materialman's lien shall be fixed against the demised premises. IV. The term of this lease shall be for five (5) years beginning sixty (60) days after the date of execution of the lease by Company. V. Company shall be responsible for all maintenance, repairs and upkeep of the demised premises. Maintenance, repairs and upkeep of all utility lines and connections upon the demised pre- mises shall be the responsibility of Company. Company agrees to bear the costs of installation of any additional utility lines or connections necessary for its manufacture and sale of radio antennas. Company shall pay all utility bills for service to the demised premises. VI. All covenants, terms and conditions of this lease must be approved by the Federal Aviation Administration before the effective date of the lease.
