<br />-4- <br /> <br />(a) If the unsafe building can reasonably be <br />repaired so that it will no longer exist <br />in violation of the terms of this chapter <br />it shall be ordered repaired. <br /> <br />(b) If the unsafe building is in such condition <br />as to make it dangerous to the health, s~fety <br />and welfare of its occupants it shall be <br />ordered to be vacated. <br /> <br />(c) In all cases where a building cannot be re- <br />paired so that it will no longer exist in <br />violation of the terms of this chapter it <br />shall be demolished. <br /> <br />Sec. 7 1/2-6. Maintenance. <br /> <br />All buildings or structures, both existing and new, <br />and all parts thereof, shall be maintained in a safe <br />and sanitary condition. All devices or safeguards <br />which are required by the Standard Building Code in <br />a building when erected, altered or repaired, shall <br />be maintained in good working order. The owner, or <br />his designated agent, shall be responsible for the <br />maintenance of buildings and structures. <br /> <br />Sec. 7 1/2-7. Duties of building inspector. <br /> <br />The Building Inspector shall: <br /> <br />(a) Inspect any building, wall or structure about <br />which any complaint has been filed with the <br />City of San Marcos, Texas, to the effect that <br />a building, wall or structure is or may be <br />existing in violation of this chapter. <br /> <br />(b) Inspect any building, wall or structure re- <br />ported by the Fire or Police Departments of <br />the City of San Marcos as probably existing <br />in violation of the terms of this chapter. <br /> <br />(c) When a building or structure is determined <br />to be unsafe, prepare and serve a notice of <br />unsafe building directed to the owner of <br />record, occupant, lessee, mortgagee and all <br />other persons having an interest in said <br />building as shown by the Deed Records of Hays <br />County, Texas. The notice shall contain the <br />following information: <br /> <br />(1) The street address and legal description <br />of the building, structure or premise. <br /> <br />(2) A statement indicating the building or <br />structure has been declared unsafe by <br />the Building Inspector and a detailed <br />report documenting the conditions deter- <br />mined to have rendered the building or <br />structure unsafe under the provisions of <br />this chapter. <br /> <br />(3) A statement describing the repairs neces- <br />sary to bring said building or structure <br />into compliance with this chapter. <br /> <br />(4) If the building is to be vacated, an indica- <br />tion of the time within which vacation is <br />to be completed. <br />
