<br />-3- <br /> <br />(8) Those in which any exterior appendage <br />or portion of a building or structure <br />is not securely fastened, attached or <br />anchored such that it is capable of re- <br />sisting wind, seismic or similar loads as <br />required by the Standard Building Code <br />of the Southern Building Code Congress <br />International, Inc. <br /> <br />(9) Those which, as a result of decay, <br />deterioration or dilapidation are likely <br />to fully or partially collapse. <br /> <br />(10) Those which have been constructed or <br />maintained in violation of a specific <br />requirement of the Standard Building <br />Code of the Southern Building Code <br />Congress International, Inc. or any <br />ordinance of the City of San Marcos, Texas, <br />or any statute of the State of Texas. <br /> <br />(11) Those which have parts thereof which are <br />so attached that they may fall and in- <br />jure members of the public or property. <br /> <br />(12) Those having light, air and sanitation <br />facilities which are inadequate to pro- <br />tect the health, morals, safety or general <br />welfare of human beings who live or may <br />live therein. <br /> <br />(f) Valuation or value- as applied to a building, means <br />the estimated cost to replace the building in kind. <br /> <br />Sec. 7 1/2-3. Unsafe buildings- nuisances. <br /> <br />All "unsafe buildings" within the terms of Section <br />2 of this chapter are hereby declared to be public <br />nuisances, and shall be repaired, vacated or demolished <br />as hereinafter provided. <br /> <br />Sec. 7 1/2-4. Minimum standards for continued use <br />and occupancy of structures. <br /> <br />(a) Any unsafe building or structure ordered to <br />be repaired pursuant to the requirements 6f <br />this chapter shall be repaired in accordance <br />with the Standard Building Code of the Southern <br />Building Code Congress International, Inc. The <br />minimum requirements of said Code are deemed to <br />be minimum standards for continued use and oc- <br />cupancy:of structures in the City of San Marcos, <br />Texas. <br /> <br />(b) If the building or structure poses an immediate <br />hazard to life or to the safety of the public, <br />it shall be ordered vacated immediately. <br /> <br />Sec. 7 1/2-5. Standards for repair, vacation or <br />demolition. <br /> <br />The following standards shall be followed in substance <br />by the Building Inspector and the Board of Adjustments <br />and Appeals in ordering repair, vacation or demolition: <br />
