<br /> <br /> <br /> <br />15 5 <br /> <br />ORDINANCE NO. 1982-48 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE <br />CITY OF SAN MARCOS, TEXAS, M1ENDING THE <br />GENERAL ZONING ORDINANCE OF SAID CITY TO <br />INCLUDE A DISTRICT TO BE KNOWN AS THE <br />CENTRAL BUSINESS AREA IN WHICH SHALL BE <br />PROHIBITED BARS, NIGHTCLUBS, RESTAURANTS <br />SELLING ALCOHOLIC BEVERAGES FOR ON PREMISE <br />CONSUMPTION AND MOBILE HOMES AND DECLARING <br />AN EFFECTIVE DATE. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS: <br /> <br />SECTION 1. That Section 5 of the General zoning Ordinance <br />of the City of San Marcos, Texas (Appendix A of The Code of <br />Ordinances, City of San Marcos, Texas) is hereby amended to <br />read as follows: <br /> <br />Section 5. Districts designated. <br /> <br />The City of San Marcos is hereby divided into <br />sixteen (16) types of "districts." The use and <br />regulations shall be uniform in each district. <br />These districts shall be known as: <br /> <br />A-O Agricultural/Open Space District. (See <br />Section 8) <br />R-l Single-Family Dwelling District. (See <br />Section 9) <br />TH Townhouse District. (See Section 10) <br />R-2 Duplex District. (See Section 11) <br />D Multiple-Family District. (See Section 12) <br />M Single, duplex, multiple-family dwellings <br />and neighborhood businesses. (See Section 13) <br />P-l Districts- Public use. (See Section 14) <br />P-2 Districts- Public or private educational <br />institutions. (See Section 14) <br />MR Mobile Homes and Residential District (See <br />Section 15) <br />MH Mobile Home District. (See Section 16) <br />OP Office and Professional District. (See Section <br />17) <br />C Commercial including retail, wholesale, <br />establishments offering services and/or re~ <br />pairs. None may be engaged in manufacturing <br />or processing. (See Section 18) <br />CBA Central Business Area (See Section l8A) <br />LI Light Industrial District. (See Section 19) <br />I Industrial including manufacturing and <br />processing plants. (See Section 20) <br />PUD Planned Unit District. (See Section 21) <br /> <br />SECTION 2. That the General Zoning Ordinance of the City <br />of San Marcos, Texas, (Appendix A of The Code of Ordinances, <br />City of San Marcos, Texas) is hereby amended by adding a section, <br />to be numbered l8(A), which said section reads as follows: <br /> <br />Section l8(A)- Central Business Area, "CBA" <br /> <br />A. Permitted Uses <br /> <br />In a "CBA", Central Business Area, no land <br />shall be used and no building shall be erected <br />or converted to any other use than the follow- <br />ing: <br />
