<br />1. Any use permitted in any of the <br />foregoing districts, excluding.the <br />specific uses listed in B below or <br />the prohibited uses listed in C below. <br /> <br />2. Any other retail use provided such <br />use is not noxious or offensive by <br />reason of the emission of odors, dust, <br />noise, gas, fumes, vibrations, soot, <br />including any wholesale distributing or <br />other usage not listed under "I" (Section <br />21) provided it is located within the <br />Central Business Area boundaries as de- <br />fined herein (See Section 24). <br /> <br />B. Specific Uses (Requires a Specific Use permit- <br />See Section 22) <br /> <br />1. Shopping Centers over three (3) acres <br />in size. <br /> <br />C. Prohibited Uses <br /> <br />1. Any building erected or land used for <br />other than one or more of the preceding <br />specified uses. <br /> <br />2. Bars, nightclubs or restaurants selling <br />alcoholic beverages for on premise consump- <br />tion in accordance with the adopted <br />ordinances of the City of San Marcos. <br /> <br />3. Mobile homes. <br /> <br />4. Any use of property that does not meet <br />the required minimum lot size; front, side <br />and rear yard dimension; and/or lot width; <br />or exceeds the maximum height, building <br />coverage or density per gross acre as re- <br />quired. <br /> <br />D. Residential Area Requirements <br /> <br />1. Minimum lot area <br /> <br />a. Internal <br />b. Corner <br /> <br />6,000 square feet <br />7,500 square feet <br /> <br />2. Minimum lot frontage on a public <br />street <br /> <br />a. Internal <br />b. Corner <br /> <br />50 feet <br />60 feet <br /> <br />3. Minimum lot depth <br /> <br />100 feet <br /> <br />4. Minimum depth of front setback <br /> <br />25 feet <br /> <br />5. Minimum depth of rear setback shall <br />be five feet with an additional two <br />feet required for each story above <br />24 feet, up to a maximum setback of <br />25 feet. There shall be no encroach- <br />ment or overhangs into this required <br />rear yard. <br /> <br />6. Minimum width of side setback <br /> <br />a. Internal lot <br />b.
