<br />-4- <br /> <br />Lessee a written notice that the Lessor elects to terminate <br /> <br /> <br />this lease upon a specified date not less than five (5) days <br /> <br />after the date of service of such notice, and this lease shall <br /> <br /> <br />expire on said date specified as if that were the date originally <br /> <br />fixed herein as the date of expiration. If this lease is <br /> <br /> <br />terminated as aforesaid, or if the Lessee shall default in the <br /> <br /> <br />payment of the rent provided for herein for a period of thirty <br /> <br /> <br />(30) days, or if the demised premises shall be abandoned by the <br /> <br /> <br />Lessee or become vacant during the term of this lease, or if the <br /> <br />Lessee shall fail to enter into possession of the demised pre- <br /> <br />mises within twenty (20) days after the commencement of the <br /> <br /> <br />term specified herein, then the Lessor, or its agents or em- <br /> <br /> <br />ployees may reenter the demised premises and dispossess the Lessee <br /> <br /> <br />and all other occupants thereof by summary proceedings or other- <br /> <br />wise; provided, however, that the failure on the part of Lessor <br /> <br /> <br />at any time to exercise any right or remedy hereby given to it <br /> <br /> <br />shall not be deemed to operate as a waiver by it of its right <br /> <br /> <br />to exercise such right or remedy at any other or future time. <br /> <br />10. Should Lessor reenter and take possession of said <br />demised premises pursuant to the authority of the preceding <br />paragraph, Lessor shall have the right to but shall not be re- <br />quired to harvest and market any crop growing on said premises, <br />in which case Lessor shall render to Lessee the market value at <br />maturity of any crop so raised, less any damages or expense in- <br />curred in such operations or suffered by reason of Lessee's <br />breach. <br /> <br />11. Any notice or demand which, under the terms of this <br />Lease or under any statute must or may be given or made by the <br />parties hereto, shall be in writing and shall be given or made <br />by mailing the same by registered mail or certified mail, <br />addressed to Lessor at 630 East Hopkins, San Marcos, Texas 78666, <br />and to Lessee at <br />
