<br />-3- <br /> <br />in good condition, reasonable wear and tear excepted. <br /> <br />6. Lessee shall permit Lessor or Lessor's agent or <br />employee to enter the demised premises at any reasonable time <br />for inspection purposes or for any municipal purpose; provided, <br />however, Lessor shall use due care not to disturb or damage any <br /> <br /> <br />crop growing on said demised premises and provided, further, that <br /> <br />said entry shall not interfere with the purposes of this lease. <br /> <br />7. This agreement is made upon the express condition that <br />the Lessor shall be free from all liabilities and claims for <br />damages and/or suits for or by reason of any injury or injuries <br />to any person or persons or property of any kind whatsoever, <br />whether the person or property of Lessee, its agents or employees, <br />or third persons, from any cause or causes whatsoever while in <br />or upon said demised premises or any part thereof during the <br />term of this agreement or occasioned by any occupancy or use of <br />said premises or any activity carried on by Lessee in connection <br />therewith, and Lessee hereby covenants and agrees to indemnify <br /> <br />and save harmless Lessor from all damages, claims, losses, demands, <br /> <br />suits, judgments, costs and expenses, including reasonable attorney's <br /> <br />fees arising from Lessee's use of said demised premises. <br /> <br />8. Lessee shall not sell or assign this lease or sublet <br /> <br /> <br />said demised premises or any part thereof without first obtaining <br /> <br />the written consent of Lessor. <br /> <br />9. Should Lessee default in complying with any of the <br /> <br /> <br />covenants, conditions or obligations herein contained, other than <br /> <br /> <br />the payment of rent, Lessor may serve written notice upon Lessee <br /> <br />requiring Lessee to cure said default within ten (10) days after <br /> <br />receipt thereof, or if the default is such that it cannot be <br /> <br /> <br />cured within said ten (10) day period, then to commence curing <br /> <br />the default within said ten (10) day period and thereafter <br /> <br /> <br />diligently proceed to completely cure said default. If Lessee <br /> <br /> <br />fails to comply with such notice the Lessor may serve upon the <br />
