<br />-2- <br /> <br />mentioned 30' R.O.W. and the northeast line of <br />that 30' R.O.W. to the San Marcos sewer plant. <br /> <br />Thence, N 450-00' W, along an existing fence <br />line, along the northeast line of that 30' <br />R.O.W. to the San Marcos sewer plant, a distance <br />of 1288.48' to an iron pin, said iron pin marks <br />the point of beginning. <br /> <br />for a term beginning on the 12th day of October, <br /> <br />A.D. 1982, <br /> <br />and ending on the 31st of August, A.D., 1983, to be occupied for <br /> <br />farming purposes and for no other purposes whatsoever without <br /> <br />the prior written consent of Lessor, upon the following terms, <br /> <br />conditions and covenants: <br /> <br />1. Rent for said demised premises shall be $720.00 <br /> <br />payable in advance in the office of the Department of Finance, <br /> <br />City of San Marcos, 630 East Hopkins, San Marcos, Texas, 78666. <br /> <br />2. The term of this lease may be extended for additional <br /> <br />one-year periods upon agreement of Lessee and Lessor. Lessee <br /> <br />shall notify Lessor by July 1 of Lessee's desire to extend said <br /> <br />lease. Rental for said additional terms shall be mutually agreed <br /> <br />upon between the parties hereto, but in no event shall the <br /> <br />rental be less than the rental for the primary term. <br /> <br />3. Lessee may cultivate and farm said demised premises <br /> <br />in a skillful and workmanlike manner according to good farming <br /> <br />practices for the vicinity of San Marcos, Texas, and shall use <br /> <br />said premises for no other purposes. It is understood that said <br /> <br />covenant calls for the personal performance of Lessee and the <br /> <br />performance of such work cannot be delegated to others. <br /> <br />4. Lessee may place no improvements of any kind or nature <br /> <br />on said premises without the written permission of Lessor. <br /> <br />5. Lessee agrees and covenants to maintain all fences and <br /> <br />any improvement placed on said premises pursuant to the preceding <br /> <br />paragraph, and at the termination of this lease return the same <br />
