BEING 34.49 acres of land in Hays County, Texas, out of the J. M. VERAMENDI LEAGUE NO. ONE (1), and the CYRUS WICKSON SURVEY, ABSTRACT 474, and out of a 150.23 acre tract from Alex T. Forsbage to Alex L. Forshage recorded Volume 166, page 621, of the Deed Records of Hays County, Texas, and being more particularly described by metes and bounds as follows: BEGINNING at a set iron rod in the Southwest line of an 80-foot road easement for the East comer of this tract from which the intersection of the North right-of-way line of Old San Antonio-Nacogdoches Road and the West right-of-way line of State Highway 123 bears South 430 25' 44" East a distance of 4104.63 feet; THENCE South 44056' 18" West, a distance of 820.72 feet to a nail set in a fence post on the South property line of said 150.23-acre tract for the South comer of this tract; THENCE North 450 28' 44" West, a distance of 1776.09 feet coincident with the Southwest property line of said 150.23-acre tract to a set iron rod on the Northwest property line of said 150.23-acre tract for the West comer of this tract; TIIENCE North 450 53' 30" East. a distance of 898.00 feet coincident with the Northwest property line of said 150.23-acre tract to a set iron rod on the Southwest line of said 80-foot road easement for the North comer of this tract; THENCE coincident with the Southwest line of said SO-foot road easement the following courses and distances: Curving to the right with a radius bearing of South 450 18' 15" West, a radius of 6615.20 feet. and a central angle of 050 20' 00", an arc length of 615.77 feet to a set iron rod for a point of tangency; South 390 21' 45" East, a distance of 2.71 feet to a set iron rod for a point of curvature; Curving to the left with a radius bearing of North 500 38' 15" East, a radius of 6360.10 feet, and a central angle of 050 37' 00", an arc length of 623.48 feet to a set iron rod for a point of tangency; South 450 04' 00" East, a distance of 521.29 feet to the POINT OF BEGINNING and containing 34.49 acres of land in Hays County, TeXas.
