ORDINANCE NO. 2012 - 02 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS, APPROVING AN AMENDMENT TO THE FUTURE <br />LAND USE MAP OF THE CITY FROM "LDR" LOW DENSITY <br />RESIDENTIAL TO "MDR" MEDIUM DENSITY RESIDENTIAL FOR A <br />10.347 ACRE, MORE OR LESS, TRACT OF LAND OUT OF THE <br />AMENDING PLAT OF BLOCKS E, F, H AND I OF THE BLANCO <br />RIVER VILLAGE SECTION ONE SUBDIVISION LOCATED EAST OF <br />SHADOW POINT ALONG RUSH HAVEN AND NORTH OF TRESTLE <br />TREE; AMENDING THE DEVELOPMENT STANDARDS AND <br />CONCEPT (LAND USE) PLAN FOR THE BLANCO RIVER VILLAGE <br />PLANNED DEVELOPMENT DISTRICT "PDD" CONSISTING OF 103.788 <br />ACRES OF LAND, MORE OR LESS, IN THE 1400 THROUGH 1900 <br />BLOCKS OF STATE HIGHWAY 21 AS ORIGINALLY APPROVED BY <br />ORDINANCES NUMBERED 2004 -61 AND 2008 -49; INCLUDING <br />PROCEDURAL PROVISIONS; AND PROVIDING FOR PENALTIES. <br />RVC1TAi.C- <br />1. On November 22, 2011 the Planning and Zoning Commission of the City of San <br />Marcos held public hearings regarding: <br />a. a request to change the Future Land Use Map of the San Marcos Horizons <br />City Master Plan from "LDR" Low Density Residential to "MDR" Medium Density <br />Residential for a 10.347 acre, more or less, tract of land out of the Amending Plat of <br />Blocks E, F, H and I of the Blanco River Village Section One Subdivision located east of <br />Shadow Point along Rush Haven and north of Trestle Tree; and <br />b. a concurrent request to amend the Development Standards and associated <br />Concept (Land Use) Plan for the Blanco River Village Planned Development District <br />"PDD ", consisting of 103.788 acres of land, more or less, in the 1400 through 1900 <br />blocks of State Highway 21(the "Project Site ") as originally approved by Ordinances <br />numbered 2004 -61 and 2008 -49. <br />2. Subsequent to the public hearings, the Planning and Zoning Commission, on <br />December 13, 2011 considered and voted to recommend that the requests be approved by the <br />City Council of the City of San Marcos. <br />3. The City Council held a public hearing on January 3, 2012 regarding the requests. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning amendments <br />have been met. <br />
