<br />8. CONDITION OF PREMISES; MAINTENANCE AND REPAIRS: <br /> <br />a. PEC accepts the Leased Premises in their present condition, and without any warranty by <br />the City as to the condition of the premises or their suitability for any use by PEC. PEC <br />acknowledges that it has made its own investigation of the condition of the Leased Premises and <br />their suitability for PEC's purposes. <br /> <br />b. PEC will be responsible for all costs associated with the installation and maintenance of <br />any equipment it brings onto the Leased Premises. PEC will retain the ownership of this equipment. <br /> <br />c. PEC agrees to clean and maintain the Leased Premises~ and to return the Leased Premises <br />at the end of this lease in their original condition, reasonable wear and tear excepted. <br /> <br />d. PEC agrees not to make any alterations or improvements to the Leased Premises other <br />than those authorized by the City. <br /> <br />e. PEC agrees to comply with all local, state and federal laws and regulations in its use of <br />the Leased Premises. <br /> <br />9. INSPECTIONS: The City's officers, agents and representatives, may enter into and upon any <br />and all parts of the Leased Premises at all reasonable hours to inspect the Leased Premises. <br /> <br />10. MISCELLANEOUS. This Lease constitutes the entire agreement between the parties on this <br />subject, and it supersedes all previous written or verbal negotiations. It may be amended only by a <br />written document executed by both parties. Texas law governs this agreement.
