<br />17 <br /> <br />Lot of Record: A lot which is a part of a sub- <br />division, the plat for which has been recorded in <br />the office of the County Clerk of Hays County, or <br />a parcel of land the deed for which is recorded in <br />the office of the County Clerk of Hays County, Texas. <br /> <br />Mobile Home: A movable or portable dwelling con- <br />structed to be towed by a motor vehicle on its own <br />chassis over Texas roads and highways, connected to <br />utilities, and designed without a permanent foundation I <br />for year-round living. It may consist of one or more <br />units that can be telescoped when towed and extended <br />later for additional capacity, or two (2) or more units <br />separately towable but designed to be joined into one <br />integral unit. <br /> <br />Mobile Home Park: A development of three (3) or more <br />mobile home spaces arranged on a tract of land in which <br />the tenants of the mobile homes are not the owners of <br />the land. If the tenant of the mobile home is the owner <br />of the mobile home itself and the owner of the land on <br />which this repective mobile home is located then it will <br />be exempt from being classified as a mobile home park. <br /> <br />Nonconforming Use: A building, structure or use of <br />land lawfully occupied at the time of the effective <br />date of this Ordinance or amendments thereto, and which <br />does not conform to the use regulations of the district <br />in which it is situated. <br /> <br />One-Family Dwelling: A detached building having accom- <br />modations for and occupied by one (I) family. <br /> <br />Open Space: Area included in any side, rear or front <br />yard or any unoccupied space on the lot that is open I <br />and unobstructed to the sky except for the ordinary pro- <br />jection of cornices, eaves or porches. <br /> <br />Parking Space: An area of not less than one hundred <br />seventy square feet (170 sq. ft.), measuring approx- <br />imately eight and one-half feet (8.5 ft.) by twenty feet <br />(20 ft.) not on a public street or alley, surfaced, <br />enclosed, or unenclosed together with an all weather <br />surfaced driveway connecting the parking space with a <br />street or alley permitting free ingress and egress, in <br />any dwelling, duplex or apartment. It shall not include <br />the parking of trucks or buses for commercial purposes. <br />A public street shall not be classified as off-street <br />parking in computing the parking requirements for any <br />use. <br /> <br />Place: An open, unoccupied space reserved for purposes <br />of access to abutting property. <br /> <br />Private Garage: An accessory building or a portion of <br />the main building in which motor driven vehicles are <br />stored by occupants of the premises, not more than one <br />(1) of which may be a truck of not to exceed one (1) <br />and one-half (l~) ton capacity. <br /> <br />Public Garage: A building or portion of a building <br />used for repair, care or servicing of motor driven <br />vehicles, or where motor driven vehicles are equipped <br />for operation, or kept for hire or sale, but not in- <br />cluding the open storage of trucks, trailers or vans. <br /> <br />I <br /> <br />Private Stables: A stable with a capacity for not <br />more than four (4) horses or mules. <br />
