<br />18 <br /> <br />Public Stables: A stable with capacity for more <br />than four (4) horses or mules. <br /> <br />I <br /> <br />Rear Yard: The required rear yard is an open space <br />unoccupied and unobstructed extending across the rear <br />of a lot from one (I) side lot line to the other side <br />lot line and having a depth of twenty per cent (20%) <br />of the depth of the lot. Accessory buildings may not <br />occupy more than thirty per cent (30%) of the area of <br />the required rear yard, except that in the "R" or "D" <br />Districts, where access to accessory buildings is from <br />a public alley, more than 30 per cent (30%) of the <br />required rear yard may be covered by such buildings; <br />provided that the minimum distance between the rear of <br />the main building and the accessory building equals at <br />least twenty per cent (20%) of the depth of the lot. <br /> <br />Restaurant or Cafe: A building or portion of a <br />building, not operated as a dining room in connection <br />with a hotel or boardinghouse, where food is served <br />for pay and for consumption in the building, and where <br />provisions may be made for serving food on the premises <br />outside the building, and where full compliance has <br />been made with all State and City health and sanitary <br />laws and regulations. Said health and sanitary laws <br />and regulations shall include screening the building, <br />dissipation of fumes, odors and smoke, the proper <br />care and sterilizing of kitchen and dining room wares <br />and utensils, the refrigeration of foods kept or stored, <br />and separate toilet facilities for men and women con- <br />structed to comply with such health and sanitary regula- <br />tions. <br /> <br />I <br /> <br />Setback: The minimum horizontal distance between the <br />front wall of a building including steps and unenclosed <br />porch, and the front property line. <br /> <br />Shopping Center: An area consisting of three (3) <br />acres or more arranged according to a site plan to be <br />submitted to and to be approved by the Planning and <br />Zoning Commission and the City Council, on which is <br />indicated the amount of land to be devoted to the shopping <br />village, the detailed arrangement of the various building~ <br />parking area, streets, and type of zoning desired. It <br />shall require that the installation of all utilities, <br />drainage structures, the paving of streets, parking area, <br />alley, and the installation of sidewalks at the expense <br />of the developer in accordance with City specifications <br />for each type of improvement. <br /> <br />Servants' Quarters: An accessory building or portion <br />of a main building located on the same lot as the main <br />building and used as li~ing quarters_for se~van~s_~ <br />employed on the premises and not rented or otherwise <br />used as a separate domicile. <br /> <br />I <br /> <br />Storage Garage: A building or portion thereof used <br />for the storage of more than five passenger motor vehicles <br />and trucks or not more than one and one-half (l~) ton <br />capacity. <br /> <br />Story: The vertical distance between the floor and <br />ceiling not to exceed 15 feet. <br /> <br />Story-half: A story under a gable, hip, gambrel roof, <br />the floor area of which does not exceed more than 75% of <br />the area of the floor immediately below the half-story. <br /> <br />Street: Any thoroughfare or public driveway, other <br />than an alley, and more than twenty feet (20 ft.) in <br />width, which has been dedicated or deeded to the public <br />for public use. <br />
