<br />I <br /> <br />I <br /> <br />I <br /> <br />STATE OF TEXAS <br /> <br />([: \.. <br /> <br />''- . ~ '~ <br /> <br />COUNTY OF HAYS <br /> <br />x <br />X <br />X <br /> <br />KNOW ALL MEN BY THESE PRESENTS: That we, HANNO GUENTHER <br /> <br />and wife, DOROTHY GUENTHER, of the County of Comal and State <br /> <br />of Texas, for and in consideration of the sum of Ten Dollars <br /> <br />($10.00) cash and other good and valuable considerations to <br /> <br />us in hand paid by herein named grantees, the receipt whereof <br /> <br />is hereby acknowledged .and confessed and for which no lien, <br /> <br />express or implied, is retained, and the further consideration <br /> <br />of the assumption by the grantees, effected by the accept- <br /> <br />ance of this conveyance, of all ad valorem taxes levied and <br /> <br />assessed for the year of 1979 against the premises conveyed <br /> <br />hereby, have GRANTED, SOLD AND CONVEYED and by these presents <br /> <br />do GRANT, SELL AND CONVEY unto JOE B. MILLICAN and wife, FOY <br /> <br />H. MILLICAN, of the County of <br /> <br />and State of <br /> <br />Texas, subject to said taxes, all of that certain real <br /> <br />property described as follows: <br /> <br />0.989 acres of land, more or less, in the Thomas W. <br />Forsyth Survey, Hays County, Texas and being the same <br />tract of land called 1 acre as conveyed from Cecil <br />Hughson, et al, to Hanno Guenther by deed dated April <br />10, 1964 as recorded in Volume 202, page 63 of the Hays <br />County Deed Records and being more particularly described <br />by metes and bounds as follows: <br /> <br />BEGINNING at an iron rod found in the curvlng north <br />right-of-way line of R.M. Highway Number 12 for the <br />southeast corner of this tract same being the most <br />southerly west corner of a 6 acre tract conveyed by <br />Cecil Hughson, et al, to Earl Belcher by deed dated <br />August 7, 1969 as recorded in Volume 232, page 245 of <br />the Hays County Deed Records as shown on that plat <br />numbered 704-8-b and dated May 29, 1979 as prepared for <br />Hanno Guenther by James E. Byrn and Associates of San <br />Marcos, Texas; <br /> <br />THENCE leaving the Belcher 6 acre tract with the common <br />line of this tract and the north right-of-way line of <br />the highway with a left-breaking curve having the <br />following characteristics: central angle = 050 061 <br />40", radius 2342.11 feet, arc length = 208.92 feet, <br />tangent length = 104.53 feet and a chord whose bearing <br />and length are N 810 161 21" W. 208.86 feet to a point <br />for the southwest corner of this tract, same being in <br />the southeast line of a 691.54 acre tract conveyed by <br />John W. Hughson to Hanno Guenther by deed dated October <br />9, 1959 as recorded in Volume 179, page 362 of the Hays <br />County Deed Records from which point a concrete monument <br />
