<br />-2~ <br /> <br /> <br />I <br /> <br />is in accordance with the various building ordinances, electrical <br />codes and the uses and purposes contemplated by this lease, and <br />that the same will not constitute a fire or safety hazard or <br /> <br /> <br />interference in the use of the remainder of said Airport by the <br /> <br /> <br />general aviation public. Such approval shall not be unreasonably <br /> <br /> <br />withheld by city. No mechanic's and materialman's lien shall be <br /> <br /> <br />fixed against the demised premises. <br /> <br />IV. <br /> <br /> <br />The term of this lease shall be for twenty (20) years. Medcalf <br /> <br /> <br />shall have the option to renew this lease at the end of this period <br /> <br /> <br />for one additional ten (10) year period. At the end of each five <br /> <br /> <br />(5) year period from the date of execution, lease rental shall be <br /> <br />adjusted to existing rental of ramp side T-hangers in other portions <br /> <br /> <br />of said building. <br /> <br /> <br />I <br /> <br />V. <br /> <br /> <br />Medcalf shall be responsible for all maintenance, repairs and <br /> <br /> <br />upkeep of the demised premises. Maintenance, repairs and upkeep <br /> <br /> <br />of all utility lines and connections upon the demised premises shall <br /> <br /> <br />be the responsibility of Medcalf. Medcalf agrees to bear the costs <br /> <br /> <br />of installation of any additional utility lines or connections nec- <br /> <br /> <br />essary for airplane maintenance. Medcalf shall pay all utility <br /> <br /> <br />bills for service to the demised premises. <br /> <br />VI. <br /> <br /> <br />All covenants, terms and conditions of this lease must be <br /> <br /> <br />approved by the Federal Aviation Administration before the effective <br /> <br />date of this lease. <br /> <br />II <br /> <br />VII. <br />During the term of this lease, City agrees that Medcalf shall <br />have unrestricted access to the runways, taxiways and ramps now <br />in existence at said Airport to the same extentl that any other <br /> <br /> <br />parties may have use thereof. It is understood and agreed by and <br /> <br /> <br />between City and Medcalf that the continuing use of said Airport <br /> <br /> <br />as an airport for general aviation is essential to the operation of <br /> <br />Medcalf and that the failure to continue the use of said Airport <br />
