<br /> <br />I <br /> <br />II <br />I <br /> <br />II <br /> <br />-3-. <br /> <br />for airport and aviation purposes shall constitute a default <br /> <br /> <br />in the lease. Upon Medcalf giving written notice of such <br /> <br />default to City and upon the failure of City to cure such default <br /> <br /> <br />within thirty (30) days after the receipt of said written notice, <br /> <br />this lease shall terminate. Medcalf shall thereupon be released <br /> <br /> <br />from and relieved of all further obligations thereafter to accrue <br /> <br /> <br />hereunder. <br /> <br />VIII. <br /> <br />Maintenance of the runways, taxiways, entrance roads, drive- <br /> <br />ways, existing parking lots, leading to and/or contiguous to the <br /> <br />demised premises, and unoccupied property of said Airport, except <br /> <br /> <br />for the demised premises described in Part I of this lease, shall <br /> <br /> <br />remain the obligation of City; provided, however, that City shall <br /> <br /> <br />only be obligated to use airport revenue funds for such purposes <br /> <br /> <br />and that City shall never have the obligation to use general, <br /> <br /> <br />operating or bond funds for the purpose of said maintenance. <br /> <br />IX. <br /> <br />City agrees that all airport revenue derived from Medcalf <br /> <br />and any other user of the property should be allocated toward the <br /> <br />maintenance and improvement of said Airport; provided, however, <br /> <br />that this requirement shall not be construed as mandatory upon <br /> <br />City unless so required by existing indenture or agreement with <br />the United States of America or any amended or substitute indentures <br />and agreements hereinafter entered into with the United States of <br />America. <br /> <br />X. <br /> <br />City represents and warrants that City has full right and <br />lawful authority to enter into and perform City's obligations <br />under this lease for the full term as described in Part IV of <br /> <br /> <br />this lease and has title to said demised premises as shown by <br /> <br />the indenture between the United States of America and City which <br /> <br /> <br />has been made a part hereof by reference. City further covenants <br /> <br />that if Medcalf shall discharge the obligations herein set forth <br /> <br /> <br />to be performed by Medcalf, Medcalf shall have and enjoy during <br />
