<br />I <br /> <br />I <br /> <br />I <br /> <br />xx. <br /> <br /> <br />In the event that Flight Operations fails to operate the <br /> <br /> <br />FBO during the term of this agreement according to its terms and <br /> <br /> <br />conditions, and shall continue to so fail to do so after thirty <br /> <br /> <br />(30) days notice from City, then this lease shall terminate in <br /> <br /> <br />its entirety. <br /> <br />XXI. <br /> <br /> <br />City agrees to provide a building suitable for the FBO office <br /> <br /> <br />and transit lounge. City agrees to carry fire, windstorm and extended <br /> <br /> <br />coverage insurance on said demised premises at City's expense. It <br /> <br /> <br />is understood and agreed that any loss payable thereunder shall <br /> <br /> <br />be made to City, and City further agrees that it will expend any <br /> <br /> <br />funds recovered by it under the terms of any such insurance policy <br /> <br /> <br />or policies for reconstruction and repair of the damaged portion of <br /> <br /> <br />said demised premises. Flight Operations shall give prompt notice <br /> <br /> <br />to City ln case of fire or accident in said demised premises or of <br /> <br /> <br />defects ln the runways, taxiways, lighting systems or other airport <br /> <br />operations of which Flight Operations may be aware. <br /> <br /> <br />XXII. <br /> <br /> <br />Flight Operations shall be responsible for all maintenance, <br /> <br /> <br />repairs and upkeep of the demised premises and hereby agrees to keep <br /> <br /> <br />said premises in a sightly condition. <br /> <br />XXIII., <br /> <br /> <br />During the term of this lease, City agrees that Flight Operations <br /> <br /> <br />shall have unrestricted access to runways, taxiways and ramps now in <br /> <br />existence at Airport to the same extent that any other parties may <br /> <br />have use thereof, <br /> <br />XXIV. <br /> <br /> <br />The foregoing instrument ln writing constitutes the entire <br /> <br /> <br />agreement herein, there being no other written or parole agreement <br /> <br />with any officer or employee of City. Amendment to this lease <br /> <br /> <br />agreement ma,y be made only in writing executed by both parties. <br /> <br />Executed in Duplica,te Originals this 9th day of <br /> <br /> <br />September , A.D. 1980. <br /> <br />7 <br />
