There shall be no encroach- <br />ment or overhangs into this required rear yard. <br /> <br />SECTION 6. That Section 22(B)(3) of Appendix A, The General Zoning <br />Ordinance, of the Code of Ordinances, City of San Marcos, Texas, is hereby <br />amended to read as follows: <br /> <br />22(B)(3) Appeal shall be in accordance with Section 2 of <br />this Ordinance. <br /> <br />SECTION 7. That Section 22(E)(2) of Appendix A, The General Zoning <br />Ordinance, of the Code of Ordinances, City of San Marcos, Texas, is hereby <br />amended to read as follows: <br /> <br />22(E)(2) Appeal of a decision of the Planning and Zoning <br />Commission shall be in accordance with Section 2 of this <br />Ordinance. <br /> <br />SECTION 8. That Section 22(F)(5) of Appendix A, General Zoning Ordinance, <br />of the Code of Ordinances, City of San Marcos, Texas, is hereby amended to <br />read as follows: <br /> <br />22(F)(5) Appeal of a decision of the Planning and Zoning com- <br />mission shall be in accordance with Section 2 of this Ordinance. <br /> <br />SECTION 9. That Section 22(G) of Appendix A, General Zoning Ordinance, <br />of the Code of Ordinances, City of San Marcos, Texas, is hereby amended to <br />read as follows: <br /> <br />22(G) Period of Specific Use and Renewal <br /> <br />A Specific Use Permit shall have a time limit of not more than <br />one (1) year unless otherwise approved by the Commission. If <br />the Specific Use Permit does have a time limitation attached, <br />the expiration date shall be set forth. Any permittee wishing <br />a renewal of such permit for successive time periods shall <br />make application. <br /> <br />SECTION 10. That the Code of Ordinances, City of San Marcos, Texas is <br />hereby amended by adding a section, to be numbered 23 (G), which said section <br />reads as follows: <br /> <br />23(G) On double frontage lots, the required front yard setback <br />shall be provided on both streets. <br /> <br />SECTION 11. That the Code of Ordinances, City of San Marcos, Texas, is <br />hereby amended by adding a section, to be numbered 23(H), which said section <br />reads as follows: <br /> <br />23(H) The ordinary projections of roof overhangs, including <br />eaves, cornices, gutters, and downspouts, may project beyond <br />a required setback line a distance of up to thirty-six (36) <br />inches. At no time, however may such a projection extend <br />to within five feet of any lot line. <br /> <br />SECTION 12. That the Code of Ordinances, City of San Marcos, Texas, is <br />hereby amended by adding a section, to be numbered 23 (I), which said section <br />reads as follows: <br /> <br />23(1) An accessory building not exceeding twenty (20) feet <br />in height may occupy no more than the percentage coverage of <br />the required rear yard specified within the district require- <br />ments. An accessory building, however, shall be no closer than <br />ten (10) feet to the main building, and no closer than five (5) <br />feet to the side or rear lot line. <br />
