<br />tract described in a deed from Norberto Hernandez et al to Invar <br />Gunnar son dated December 8, 1998 and recorded in Volume 1484, Page <br />581 of the Hays County Official Public Records, from which a W' <br />iron rod found for the north corner of the Downing tract and west <br />corner of the Gunnar son tract bears N 450 51' 56" W 100.00 feet; <br /> <br />THENCE with the common line of the Downing tract and the Gunnar son <br />tract, the following six courses: <br /> <br />S 450 51' 56" E <br />point, <br />S 460 06' 18" E <br />point, <br />S 460 40' 28" E <br />point, <br />S 450 41' 30" E <br />point, <br />S 470 22' 39" E <br /> <br />6. N 440 06' 05" E 12.91 feet to a fence corner post for a <br />salient corner in the northeast line of the Downing tract and <br />an angle point in the southeast line of the Gunnar son tract <br />and being the west corner of that 70.00 acre tract described <br />in a deed from L.A. Effenberger et ux to Wayne L. Effenberger <br />et ux dated August II, 1972 and recorded in Volume 252, Page <br />538 of the Hays County Deed Records; <br /> <br />THENCE with the common northeast line of the Downing tract and the <br />southwest line of the Effenberger tract, as fenced and used upon he <br />ground, the following two courses: <br /> <br />1. S 460 20' 13" E 1640.87 feet, and <br /> <br />2. S 460 26' 19" E 50.21 feet to a W' iron rod set for an angle <br />point in this line; <br /> <br />THENCE crossing the corner of the Downing tract, S 020 33' 47" E <br />2485.15 feet to a %" iron rod set, being in the north line of the <br />aforereferenced Hays County 0.154 acre tract, from which a %" iron <br />rod found for an angle point in said 0.154 acre tract bears S 88 0 <br />59' 52" E 12.00 feet, same being in the current north line of the <br />Old Bastrop Highway (Hays County Road No. 256); <br /> <br />THENCE leaving the Downing tract and entering the Old Bastrop <br />Highway, S 020 33' 47" E 26.00 feet to a point for the southeast <br />corner of the herein described tract' ; <br /> <br />THENCE with the approximate centerline of Old Bastrop Highway, N <br />880 59' 52" W 50.10 feet to a point for the southwest corner of <br />the herein described tract; <br /> <br />Page 2 of 3 <br />of Exhibit A <br />
