<br />Being the Southeastern one-fourth (1/4) of Lot 4, Block 8 of the D.S. Combs
<br />Addition, to the City of San Marcos, In HaysCounty, Texas, according to the map
<br />or plat of the addition as recorded in Volume 42, Page 322 of the Hays County
<br />Deed Records. Being the same tract as conveyed to the City of San Marcos by
<br />Minnie Bell Crittendon et ai, as recorded in Volume 399, Page 345 of the Hays
<br />County Deed Records. The tract conveyed faces fifteen varas (approximately
<br />41.55 feet) on Shady Lane Street and runs back twenty-nine varas (approximately
<br />80.33 feet).

<br />Reservations from and Exceptions to Conveyance and Warranty: Any discrepancies,
<br />conflicts, or shortages in area or boundary lines, or any encroachments or protrusions, or any
<br />overlapping of improvements; easements, rights-of-way, and prescriptive rights, whether of record
<br />or not, all presently recorded restrictions, covenants, conditions, and other instruments, other than
<br />liens and conveyances, that affect the property; any discrepancies, conflicts, or shortages in area
<br />or boundary lines; and any encroachments or overlapping of improvements.

<br />Grantor, for the consideration and subject to the reservations from and exceptions to conveyance
<br />and warranty, grants, sells and conveys to Grantee the Property, together with all and singular the
<br />rights and appurtenances in any wise belonging, to have and hold it to Grantee, Grantee's heirs,
<br />executors, administrators, successors or assigns forever. Grantor binds Grantor and Grantor's
<br />successors and assigns to warrant and forever defend all and singular the Property to Grantee
<br />and Grantee's heirs executors, administrators, successors and assigns against every person
<br />whomsoever lawfully claiming or to claim the same or any part, when the claim is by, through or
<br />under Grantor, but not otherwise.
