Purpose. Lessee shall use the Premises solely for the Permitted Use. Lessee shall <br />not use or permit use of the Premises for any other purpose without the written consent <br />of Lessor. Lessee's business shall be advertised as and operated under Lessee's <br />Business Name unless and until the chain or franchise (if any) changes its name, <br />whereupon Lessee may use and advertise such new name. Lessee shall not use any <br />loudspeaker, phonograph, radio or sound amplifier which is audible outside the <br />Premises. Lessee shall not commit or permit any act which is a nuisance or annoyance <br />to Lessor or other Lessees, or which might, in the exclusive judgment of Lessor, <br />appreciably damage Lessor's goodwill and reputation, or which could tend to injure or <br />depreciate the Shopping Center. <br /> <br />Lessee binds and obligates itself to occupy and use the entire Premises continuously <br />during the Term of this Lease for the purpose provided above and according to the <br />generally accepted best standards for the operation of same or similar businesses. <br /> <br />2. Term. The Term of this Lease shall begin on the Commencement Date and <br />terminate on the Termination Date, unless sooner terminated in accordance with the <br />terms and conditions hereinafter set forth.
